The property

Arrive at The Round House through the five bar gate and park on the large gravel drive which has space for up to four cars. Enter through the solid oak front door into this sophisticated rural cottage, which is sure to please and offers a fabulous break away at any time of the year with friends and family. Ground Floor On the ground floor to the left of the front door you'll discover the living room which leads through an inner hall to the kitchen/dining room and on into the conservatory. To the right of the front door is the ground floor king bedroom with ensuite bathroom. The floor is laid with very practical oak flooring with rugs for extra warmth and texture. Kitchen / Dining The ultra modern kitchen with larder has all the appliances needed for the chefs of the group to enjoy preparing meals if you're staying in. There's a Neff oven and grill with induction hob and extractor over, an integrated dishwasher, an American-style fridge freezer, a microwave in the larder and a Nespresso machine (please note capsules are not provided). The breakfast bar with two stools is also home to the large sink and lots of extra drawers and cupboards full of all the crockery and utensils' you need. The dining area is beside the kitchen and has a large round wooden topped table with six chairs. Beside the table is a door to another glazed porch area which leads to the garden; perhaps the door to use after a country walk and a place for wet paws. Conservatory Beautifully extended beyond the dining area, the conservatory is warm and bright with an electric flame effect stove and doors leading the patio. The conservatory will be furnished with a stylish two seater sofa and two brightly coloured lazy chairs. It's a super space to relax, read play games and socialise. In the warmer months bring the outside in with the doors open and enjoy the countryside air with views of the garden and cattle beyond. Inner Hall Between the kitchen/dining room and the living room is an inner hall from which there is a door to a handy WC with basin. Living Room To the left of the front door you'll find the stylish living room which features the rare curved walls, beautifully hand made sash windows with blinds and an electric flame effect stove. Above the fire place is a huge smart TV and in the alcove you'll find a bookshelf with games and books to enjoy during your break. Seating will be two arm chairs and a corner sofa, offering plenty of space for six guests to unwind. Ground Floor King Bedroom To the right of the front door is the ground floor king bedroom, again featuring the characteristic curved wall and three elegant sash windows. The sturdy white wooden king sized bed sits between bedside drawers with suspended ceiling lights over. At the foot of the bed is a large wooden chest of drawers and there will be hanging space in the cupboard. Ensuite Bathroom From the ground floor bedroom there's a door to the ensuite bathroom which has a bath with rain shower plus hand held shower over and glass screen. The basin is set in a vanity unit with cupboard beneath and a large round illuminated mirror above. Between the bath and basin is a slim heated towel rail and behind the door is the WC. The ensuite bathroom has a frosted window for natural light. First Floor Relatively narrow stairs with hand rail and carpet runner rise to a small split landing which leads left and right to the first floor bedrooms, which have painted white wooden floors and a Jack and Jill shower room between them. The first floor bedrooms are in the original round house so they boast the characteristic curved walls with slightly restricted head height in places. Bedroom 2 Left at the top of the stairs is the king bedroom which can be arranged as two 2'6 beds on request, this room has lots of light bursting through the half circle windows with shutters. In-keeping with the theme, there's a stylish round basin set on an attractive vanity table with drawer and shelf beneath. You'll find plenty of storage space in the built in wardrobe with hanging rail and a cupboard with shelves. Bedside bulb lamps set the atmosphere in this tranquil room with subtle tones and textures. Jack and Jill Shower Room Between the bedrooms at the rear of The Round House is the shower room which has a large rain shower plus hand held shower behind a glass sliding door. Along the curve of the units is the WC and there are two heated towel rails. Both doors on the this shower room have bolt locks. Bedroom 3 To the right of the stairs is another spacious bedroom with king sized bed. As in the king bedroom, you have a round basin on attractive vanity table beside the door to the shower room. Matching bulb lamps brighten the room on the bedside tables and there is plenty of space for your clothes and bags in the built in wardrobe. Outhouse At the rear of the property is an outhouse in which you'll find a washing machine and dryer. This lockable outhouse is great for storing bikes and other outdoor activity equipment or even for soggy dogs to dry before they come inside. Outside The Round House has a very large garden which will be mostly laid to lawn. It's enclosed with a variety of fencing and hedging, perfect for spotting all the wildlife Suffolk has to offer... look out for the barn owl. The gravel drive is large enough for up to four cars and there's a five bar gate at the entrance. Beyond the lawn in a wooden picket fence behind which is a natural stream and pond with a summer house and bench. There are two gates to this area of the garden and it's a super spot to relax and enjoy the view of this historic cottage. Follow a brick paved path from the conservatory to the west facing patio. There will be a large round oak table here, an oak bench and four chairs for guests to enjoy alfresco meals in comfort, overlooking the views of the garden and pasture land beyond.

The beautiful market town of Framlingham is mentioned in the Domesday Book (1086) and has been known since Anglo Saxon times, when it consisted of several manors which William the Conqueror (1066-1087) presented to Roger Bigod. The town is of particular interest as it has a large castle and mere which was built between 1190 and 1210. The town is surrounded by lovely villages to explore and has two of the oldest working post boxes and one of Britain’s smallest houses, with the footprint measuring 6.1x2.2m! Today, the town offers a number of independent shops, cafes, pubs and restaurants and it is also home to Framlingham Summer Arts Festival.
