The property
Beresford House is an impressive holiday home which has been lovingly restored and beautifully furnished by the owners to create a space for family, friends and pets to enjoy. Wooden Stairs lead you to the first floor with spacious kitchen, dining room, living room, sun room, two bedrooms and two bathrooms. On the second floor is an additional bedroom with snug area and en-suite shower room. Beresford House is located in the heart of Woodbridge with views over Elmhurst Park and out towards Tranmer House at Sutton Hoo.
Ground Floor
Beresford House is accessed from the Thoroughfare into a commercial entrance hall. There is space in the entrance hall for coats and shoes, with wooden stairs leading up to the first floor.
First Floor
You are entered onto the first floor landing area.
Kitchen
A bright and spacious area for the chefs of the party to enjoy. The kitchen offers everything you need enjoy your self-catering holiday, this includes an electric oven with four ring induction hob, integrated microwave, dishwasher, fridge-freezer, washing machine, kettle and toaster. The kitchen island offers seating with three bar stools, in addition there is a beautiful window seat to sit back with a book and enjoy the peace and tranquillity.
Dining Room
With original beams, an ideal space to enjoy quality meals and celebrations together. There is a large wooden table with eight chairs.
Sitting Room
A bright and spacious area for the whole party to come together, with fantastic views across Elmhurst Park towards Tranmer House at Sutton Hoo. This room consists of Two three-seater sofas, two wingback arm chairs and an array of beautiful coffee tables and side tables. There is an array of books and board games for guests to enjoy, with the additional of a Smart TV for your entertainment. In the winter months sit back and enjoy the roaring sound of the wood-burning stove.
Sun Room
Offering additional dining space, with french doors allowing the breeze to fill this room. A glass dining table with seating for eight awaits. In addition this room has storage space and a washing machine.
Bedroom 1
A scrumptious bedrooms awaits, with beautiful antique furniture. This rooms features an antique super-king sleigh bed with bedside tables and lamps. There is a beautiful chest of drawers with mirror above, storage cupboard and chair.
Family Bathroom
A bathroom of dreams. Be sure to pack a good book and pour yourself a glass of wine to enjoy in the freestanding roll-top bath. In addition there is a walk in shower with handheld attachment, wash basin with mirror above, heated towel rail and WC.
Bedroom 2
Located off the dining room. A truly relaxing space to retreat to, with wooden king size bed with bedside stables and lamps. There is a dressing table and storage and a double wardrobe for guests belongings.
En-Suite Bathroom
Featuring a bath with overhead shower and handheld attachment, wash basin with storage mirror unit above, heated towel rail and WC.
Second Floor
Steep narrow carpeted stairs located through a door on the first floor landing lead up to the second floor.
Bedroom 3 and Snug Area
A fantastic space for guests to enjoy with beautiful exposed beams. There is a wooden king size bed with bedside tables with drawers and lamps. Two steps lead up to the snug area, with option day bed, cosy throws and cushions and TV for guests to enjoy. If you would like the day bed to be made up please request at your time of booking.
En-Suite Shower Room
With shower cubical, wash basin and WC.
Outside Space
Beresford House benefits from a private courtyard garden accessed via a metal staircase from the sun room.
Whilst there is no allocated parking, there is paid parking at the nearby Lime Kiln Quay car park.

Woodbridge is a historic riverside market town boasting an outstanding selection of independent shops, restaurants and pubs. The town has been famous for boatbuilding, rope and sail making since the Middle Ages. The working tide mill is a major attraction and a must visit for anyone staying in the area. The River Deben runs alongside the town and is popular for boating, walking and wildlife with wonderful views over to the National Trust site of Sutton Hoo. The town hosts a number of events throughout the year and is a wonderful place to visit.
