    “Enjoyed our stay.”

    It was very relaxing. The house was perfect for all of us & so well equipped. The decor and art was great. Loved having all the books & magazines to look through too. Would recommend it to everyone and with family in Ipswich we would love to stay again.

The property

Lampland House is a New England style white weather boarded property tucked down a track to the beach. Designed by the current owners with a relaxed coastal vibe, the spacious rooms, some with sea views, provide the perfect getaway for families and friends seeking a relaxing and memorable holiday. From the moment you pull up onto the sweeping driveway, planted with box “beach ball” topiary you know you are somewhere special. Lampland House is nestled into beautiful landscaped grounds with a mature garden wrapping round the property, and parking for up to four cars. Entering into the property, you can't help but be impressed by the light, airy, spacious stone hallway which runs the length of the ground floor to the beautiful, spacious, open plan kitchen/dining/sitting room with French doors opening out onto the rear decking. There is a utility room, king size bedroom with en-suite and family bathroom and twin bedroom. Contemporary oak stairs with metal balustrading posts lead up to the first floor sitting area which runs the width of the house and is complete with a balcony, which connects to the Master bedroom, walk through dressing area and en-suite bathroom. Artworks of various types feature all around the property, as well as books and games making the house feel more homely than a rental property. Ground floor Entering into the spacious hallway, stone flooring runs throughout with coat hanging and shoe racks by the side door. Kitchen/Dining/Sitting Room A bespoke kitchen with under counter drawers, not cupboards for ease of use, is well stocked with china, glasses, baking and cooking items, and has a two-oven electric AGA with separate Aga electric two door oven and four ring hob, American fridge-freezer with drinking water and ice maker, dishwasher, microwave, Nespresso coffee machine, kettle and toaster. Meal times can be enjoyed at the wooden table, with comfortable seating 6-8 guests. Enjoy the afternoon sun in the sitting area, with two large sofas, coffee table, TV with DVD/CD player, and books and games for guests to enjoy. Double doors lead to the terrace and garden. The beautiful white wave tiled room has a mosaic tiled bespoke shower with Hansgrohe showerhead, double glass round basins on a tiled bench, heated towel rail and WC. And a large heated mirror. There are no thresholds or steps within the bedroom/en-suite. Bedroom 2 Perfect for either adults or children, with dual aspects across the garden, the carpeted bedroom comprises two full size single divan beds with deep mattresses and high padded headboards, chest of drawers with bedside lamps and a chair and hanging hooks on the reverse of the door. Family Bathroom Wooden clad with a wooden floor, the room comprises a metal bath with four-way mixer over, separate teak clad shower with drencher head, wash basin with mirror above, heated towel rail and WC. Outside the hallway is lined with pictures and has a handy round table and chairs which is the perfect place for a board game or the holiday jigsaw! It leads to a side area under the stairs equipped with a hanging rail, shoe bench and bags for the outdoor seat cushions. First Floor Wooden stairs with handrail lead to the first floor. Wooden flooring runs throughout the first floor. Sitting Room A spacious room with room for everyone to enjoy, with three sofas, rugs, coffee table, TV with DVD player, bookcase with an array of books complete with a cosy reading corner. A door leads out onto the balcony giving views across the field to the sea. Master Bedroom A door from the sitting room leads to a walk-through dressing area with wardrobe and full-length mirror into the Master bedroom. Light streams into this dual aspect space, equipped with Lombok Teak king-size bed, matching nine drawer chest of drawers and bedside cabinets. There is a bench and two chairs as well as beside lamps. and lamps. A door from the bedroom leads to the en-Suite Bathroom. With gorgeous pebbled flooring, this room offers a bath with hand held shower, walk in shower, sink with mirror above and storage, heated towel rail and WC. Outside A lovely feature of the property is a wooden terrace with large dining table and chairs, with an additional two smaller tables each seating 4/6 people and chairs. There is a large mature landscaped garden that wraps around the house, with different spots to enjoy the sunshine. The gravel driveway offers generous parking for three-four cars. The house is centrally heated on three circuits - rooms, headed towel rails and water for maximum flexibility all year round - and has recessed dimmable downlighters throughout and decent Wifi.

It offers a small range of delightful shops, pubs, restaurants and cafés to choose from. The nearest town is Southwold just a short trip over the River Blyth, accessible via the foot ferry, or by walking/cycling across the foot bridge. It offers a good selection of amenities as well as a museum and a lighthouse. Walberswick offers both the beautiful sandy beach, as well as the stunning heathlands just waiting to be explored.
