The property

The house has been remodeled and furnished by the owners, the directors of award-winning architecture and interior design practice Project Orange. Attention to detail in all aspects of the renovations and furnishings was paramount, and no expense was spared in the owners' attempts to create an outstanding holiday home to the extent that 2 The Dunes features in Farrow and Ball's book which is being published in summer 2016 and one of Country Living's Magazines and new photos featured can be seen on the owners' own website 2 The Dunes. The ground floor houses a comfortable living room, elegant dining room, superb fully equipped kitchen, and handy utility room which doubles up as a downstairs cloakroom. Five good-sized bedrooms are located on the first and second floors with two family bathrooms. Guests will enjoy a view of the sea from most rooms, a balcony or whilst sitting on one of the benches outside the house. Ground Floor This stunning holiday home is surrounded by a pebbled garden with a white picket fence with gates leading to both the front door and back doors. The front door opens into a porch with coat hooks and baskets for those sandy shoes; whilst the back door opens into a passage leading to the kitchen with doors to the stairs and downstairs utility/cloakroom Dining Room The porch leads through an original glazed screen door into the bright dining room with south-facing windows. This contemporary style room is beautifully decorated with linen curtains, Bolon woven vinyl flooring and has a shaker style table with ten painted dining chairs, ideal for a family get together! A three-seater sofa gives additional space for relaxing whilst listening to music from the iPod docking station, and the room is tastefully furnished with a credence table and other vintage pieces. The unique artwork, photographs, feature fireplace, lamps and lighting all add to the impressive style of this room. Doors lead from the dining room to the living room and the stairs, whilst the room also opens conveniently to the kitchen, making it easy to chat to the chef at work! Living Room Entered from the dining room, this stylish double aspect room has an oak floor and windows facing both east and south with a glimpse of the sea to tempt you! This comfortable room, equipped with TV and DVD player, has a combination of sofas and occasional chairs to seat all guests when the house is full, and an eclectic combination of a blanket chest, butlers tray and side tables. The wood burning stove will keep the sea breezes at bay on a chilly night! Kitchen The owners have cleverly introduced an extremely classy beach hut feel to this contemporary kitchen with it’s navy and cream painted walls, oiled Iroko work surfaces and shelving stacked with kitchen accessories, utensils, crockery, and glassware. Fully equipped, there is an over-sized electric oven with five ring gas hob and extractor fan, fridge, freezer and a dishwasher. A bistro-style table and two chairs, as well as an opening into the dining room, make this a great holiday home for entertaining and socialising. A passage leads from the kitchen to the back door and has a door off it to the stairs and another to the utility/cloakroom. Utility/Cloakroom Located next to the back door (great for dumping those wet towels in!), there is a washing machine, dryer, toilet and butler’s sink. Stairs and Landing The stairwell can be accessed from both the kitchen and the dining room, with carpeted stairs leading to the first-floor landing. The first floor is also carpeted, other than the bathrooms which have woven vinyl flooring . Doors open into the two bathrooms and four of the bedrooms. First Floor First Bathroom Introducing a chic seaside feel with navy and white walls and ticking curtains, this room has a bath with shower rose and handheld shower over, a WC and handsome Edwardian basin with chrome stand and towel rail. The east-facing windows give natural light and great views of the sea. Bedroom One A great place to welcome the morning, with double doors opening onto the south-facing balcony enjoying sea views and equipped with a table and chairs. This sunny room has a king-size bed with bedside stools, as well as a chair, chest of drawers, and hooks to hang clothes. Bedroom Two A light and airy twin bedroom with views of the sea, this beautifully decorated room has a chest of drawers, bedside table and quirky polar bear table! Bedroom Three This second king-size room has been tastefully decorated and furnished with a softer touch, introducing pretty floral curtains, bedside tables, a beautiful oak antique chest of drawers, and a feature fireplace with oval mirror above. Bedroom Four This charming room has a standard wooden double bed, a sloping ceiling (slightly limiting headroom to one side of the bed), and a large north-facing window, overlooking a garden with cottages beyond. There is a vintage chest of drawers, bedside tables with lamps, and ample hooks for hanging clothes. Second Bathroom There is a step down to this bathroom which is ideally located close to bedrooms 2, 3, and 4, with the stairs leading to bedroom 5 adjacent. This room has a bath with shower rose and handheld shower, handsome basin with north facing window above, and a WC. Second Floor Bedroom Five Stairs lead up to a delightful attic bedroom with sloping ceilings and a great view of Thorpeness beach and the sea from the south-facing window. The room has twin beds with iron bedsteads, a quirky bedside crate, useful shelving cabinet and a tall cupboard for storage. Outside This semi-detached Suffolk holiday cottage has a path around three sides, bordered by a white picket fence with two gates, one leading to the front door and the other to the back. There is a table and chairs at the front of the house, facing south and great for outdoor dining, and a bench facing east to catch the morning sun. Close to the cottage, you’ll find The Kitchen café/restaurant, The Meare café and the Dolphin pub a short walk away. On-road parking is usually available either on the road outside the cottage or around the corner on the beach road near the Thorpeness Country Club.
