    “A wonderful and spacious house is a brilliant location.”

    . The whole house is beautifully renovated./decorated and extremely well equipped, from fluffy new towels to everything you could ask for in the kitchen, and all very smart. Just a few steps fom the pier and the beach and a short stroll along the prom into the lovely little town, with some great shops. The only minor thing which could have been better was the garden, It is a nicely designed courtyard with big dining table and chairs (and one comfy sun loinger) but the shrubs were very ...

The only minor thing which could have been better was the garden, It is a nicely designed courtyard with big dining table and chairs (and one comfy sun loinger) but the shrubs were very overgrown and straggly, in need of some serious TLC!! I appreciate it is the end of the seaon and also not eay to grow certain plants so near the sea, but a bit of pruning/cutting back/ shaping would have made a big difference to our enjoyment of the garden! But everything else was great and we would definitly go back! Welcome gift of a really nice bottle of fizz and a box of tasty biscuits was muchappteciated!

The property

Napier House has currently undergone a major renovation to create a truly fabulous family holiday home with sea and pier views. The light and airy kitchen/living/dining area have been opened up to create a social area that flows, with beautiful feature wood-burner, a perfect space for both summer and winter months. In an ideal position on Hotson Road, just yards from Southwold’s award-winning pier, glorious sandy beach and a short walk to the buzzing town centre. Outdoor space is a key feature here. Walking out of the conservatory to the spacious paved garden, which is fully enclosed, an ideal space for dining alfresco or evenings spent listening to the sea in the distance. Ground Floor Walking up the steps to the property, you are welcomed into a light and spacious tiled hallway. With doors leading to the ground floor cloakroom, kitchen and living space. Kitchen The modern kitchen has been equipped with all of the mod-cons you could need, with a built in oven with five induction hob with extra large extractor fan above, retro style 70/30 Fridge-freezer, kettle, toaster, dishwasher, Bosch washing machine and tumble dryer. Cloakroom With WC, wash basin and mirror. Sitting/Dining Area A large room with wooden flooring, with light streaming in through the attached conservatory and windows. Bedroom 4 Arguably one of the best views of the house, through the beautiful bay window looking out towards the pier and sea. This room consists of a king size bed with bedside tables and lamps, double wardrobe and chest of drawers, with full length mirror on the wall. Gorgeous Laura Ashley wallpaper has been used throughout the house, creating a wow factor! Outside Outdoor space is a key feature here. Walking out of the conservatory inside the spacious enclosed courtyard garden,with gorgeous flowers, shrubbery and trees around the edges. This is an ideal space for dining alfresco or evenings spent listening to the sea in the distance. The property has parking for two cars allocated, however parking is not restricted on Hotson Road so you can parking additional cars closely.

SOUTHWOLD

Southwold is a seaside town situated along the East Suffolk coast within an Area of Outstanding Natural Beauty and resting between Lowestoft and Ipswich. Southwold is known as the home of Adnams Brewery which was established in the town in 1872 and it also has its own lighthouse, a museum and a picturesque pier which has a selection of colourful beach huts and which plays host to the regular Southwold Model Yacht regatta. The town boasts a number of excellent restaurants and eateries with a particular nod to its seaside location so there is always plenty of seafood and fish on the menu. Southwold has some fantastic independent shops, boutiques, galleries and pubs which are great for a browse and to stock up on essentials for your holiday. Just outside Southwold there are a number of great attractions for the whole family including Africa Alive Zoological Reserve, RSPB Minsmere and Dunwich Museum as well as scenic towns such as Aldeburgh, Thorpeness, Leiston and Lowestoft to visit.
