Perfect for alfresco dining or enjoying your morning coffee while listening to the sea.
Sitting Room
Entering off East Street into this beautifully light, south-facing room with two 2 seater sofas, coffee table, rug, and flat-screen Panasonic TV with DVD Player. A door opens to narrow and steep stairs which leads to the first floor. The wooden floor leads you through to the galley kitchen and dining room, with natural light flooding in through the large bi-fold doors.
Kitchen
This warm galley kitchen has a range of painted wall and base units, providing plenty of storage with traditional woodwork surfaces. It is well equipped with appliances including a 4 ring electric hob/single oven with overhead extractor hood, dishwasher, washing machine, and under-counter fridge with freezer box. There is also a Nespresso coffee machine as well as a kettle, microwave and toaster. In an open-plan setting nestled between the living room and dining room, it the perfect place to prepare your meals and drinks, while still being able to be a part of any fun family activities.
Dining Room
A beautiful space overlooking the idyllic courtyard garden and features a dining table with 4 chairs, 2 comfortable armchairs, and Sony Multi-Media Player with Bluetooth connectivity. Bring outside inside with the stunning large bi-fold floors opening up to the private enclosed garden.

First Floor
Steep carpeted stairs take you up to the first floor, with a small landing area leading off to the king bedroom and en-suite, and bunk bedroom with mezzanine level.
Bedroom One
This comfortable master bedroom is positioned towards the back of the house and features a window and window seat overlooking the rear garden, a king-sized bed with side tables and lamps and a fitted wardrobe cupboard.
En-suite Shower Room
A convenient upstairs en-suite with a shower cubicle with overhead shower, low suite W.C, washbasin with mixer taps, and heated towel rail.
Bedroom Two
This is a comfortable sized bunk bedroom, with a chest of drawers for storage. A steep ladder leads you up the hidden mezzanine level, ideal to escape to with a good book, or the perfect spot during a game of hide and seek.
Outside - Dolphin Cottages large bi-fold doors lead directly to a landscaped courtyard garden at the rear of the property. With steps leading up to a raised sun terrace with garden furniture and BBQ. The rest of the garden is interspersed with a variety of attractive flower and shrub borders, creating a beautifully calming space to relax. A gate at the foot of the garden provides guest access back on to East Street.

Southwold is a seaside town situated along the East Suffolk coast within an Area of Outstanding Natural Beauty and resting between Lowestoft and Ipswich. Southwold is known as the home of Adnams Brewery which was established in the town in 1872 and it also has its own lighthouse, a museum and a picturesque pier which has a selection of colourful beach huts and which plays host to the regular Southwold Model Yacht regatta. The town boasts a number of excellent restaurants and eateries with a particular nod to its seaside location so there is always plenty of seafood and fish on the menu. Southwold has some fantastic independent shops, boutiques, galleries and pubs which are great for a browse and to stock up on essentials for your holiday. Just outside Southwold there are a number of great attractions for the whole family including Africa Alive Zoological Reserve, RSPB Minsmere and Dunwich Museum as well as scenic towns such as Aldeburgh, Thorpeness, Leiston and Lowestoft to visit.
