Albion House is a gorgeous mid-terraced holiday home in the heart of Southwold, complete with panoramic sea views from the second floor. The property boasts the most stunning kitchen/dining room with double french doors opening out onto the courtyard garden, and beautiful orangery style roof that floods the room with light, there is then a double living space. Carpeted stairs lead up to the first floor with two spacious bedrooms, family bathroom and separate shower room, stairs then lead you up to the second floor which houses the master bedroom, complete with french doors opening out onto the balcony with spectacular sea views.
Ground Floor
You are welcomed in the spacious hallway, with living room to your left, kitchen/dining room in front, and carpeted stairs leading up to the first floor.
Kitchen/Dining Room
The heart of the home, this spectacular room is filled with natural light through the vaulted glass roof above the dining area, and double french doors opening into the courtyard garden. The stylish kitchen complete with brick flooring is every cooks dream, complete with AGA, integrated dishwasher, integrated 50/50 fridge-freezer, kettle, toaster and a washing machine and microwave housed in the pantry.
There is a variety of seating in this room, with a solid wooden table complete with traditional pew bench with scatter cushions, and three separate wooden dining chairs. There are also two idyllic wicker chairs with a small table located near the entrance to the garden, a perfect area to sit and enjoy a cup of coffee in the morning sunshine, whilst listening to the sound of the sea in the background.
Living Area
Albion House benefits from an extended living area, the main section of this room is at the front of the property, with sash window looking out across Trinity Street. There is a luxurious three-seater sofa and two stunning wingback chairs, all positioned to enjoy the Cast Iron flame-effect fire, and 32'' Smart TV. In the extended area of this room, there are two side units housing a variety of board games, along with another gorgeous wicker chair, a perfect space to sit and enjoy a good book.
First Floor
Carpeted stairs lead up to the first floor, with has the double bedroom, twin bedroom, bathroom and shower room.
Bedroom 1
Located at the front of the property, with beautiful exposed floor boards, this spacious room has a metal framed double bed, with traditional bedside tables with storage and lamps. There is an abundance of storage provided with a traditional wooden wardrobe, built in cupboard and chest of drawers. There is a large mirror above the feature fireplace.
Family Bathroom with Separate Shower
A tranquil space to enjoy, complete with stylish panelling. Light streams this room through the sash window, and beautiful port hole window. There is a sumptuous roll top bath, shower cubical, WC, wash basin with mirror above and heated towel trail.
Twin Bedroom
With courtyard garden views, this fabulous room is ideal for children to enjoy, with the superb colourful bunting above the two metal framed full size single beds. There is a chest of drawers, and hooks with hangers provided for your belongings.
Shower Room
Carefully designed to utilise the space beneath the second floor stairs. This room features a shower cubical, small wash basin and WC.
Second Floor
Steep carpeted stairs lead you up to the second floor, which features the third bedroom.
Bedroom 3
Imagine waking up and being able to not only hear the sea, but to see the sea also! Bedroom 3 features a south/east facing balcony area with spectacular sea views above the rooftops. There is a cast iron bistro table and chairs for you to enjoy your morning cup of coffee, or perhaps an afternoon G&T. There is a king-size bed with bedside tables and lamps. There is ample storage provided in the walk in cupboard for your belongings.
Outside
Albion House is located in an idea position, just moments from the town centre and beach front. The rear garden can be accessed via a passage way located to the right of the front door. The courtyard garden is a tranquil space to sit and enjoy, complete with a table and chairs and charcoal BBQ - perfect for dining alfresco.
The property does not have designated parking, however parking can be found on surrounding roads, on a 'first come, first served' basis.

SOUTHWOLD

Southwold is a seaside town situated along the East Suffolk coast within an Area of Outstanding Natural Beauty and resting between Lowestoft and Ipswich. Southwold is known as the home of Adnams Brewery which was established in the town in 1872 and it also has its own lighthouse, a museum and a picturesque pier which has a selection of colourful beach huts and which plays host to the regular Southwold Model Yacht regatta. The town boasts a number of excellent restaurants and eateries with a particular nod to its seaside location so there is always plenty of seafood and fish on the menu. Southwold has some fantastic independent shops, boutiques, galleries and pubs which are great for a browse and to stock up on essentials for your holiday. Just outside Southwold there are a number of great attractions for the whole family including Africa Alive Zoological Reserve, RSPB Minsmere and Dunwich Museum as well as scenic towns such as Aldeburgh, Thorpeness, Leiston and Lowestoft to visit.
