“Pudding Cottage was a last minute booking and we chose it because of the location and the October heatwave.”

We read previous negative reviews around the cleanliness and the very steep wooden staircase but decided to go ahead. We were very pleased with the quiet location however it was evident that the cottage was in need of a proper fettle and clean in all areas. The soft furnishings were tired and the rugs upstairs were stained and were dirty. We appreciate that the cottage is old but that is no excuse for a failure to clean and maintain a property to paying guests. We had 2 infestations of flies despite closing the windows whilst out, presumably they came in via the chimneys. The main bed had a duvet and a top sheet on top of a very soft and springy mattress which obviously needed replacing. The grass was very long in the garden and hadn’t been cut in a while. The main issue was the very steep wooden staircase and the hand rail did not extend around the corner so there was nothing to hold on to. I could go on and on about the cleanliness including the crockery but I guess that is the owners issue with their housekeeper. I recognise that positive reviews have been previously left however everyone has their own cleanliness standards and for us this was well below. After contacting the company, the owner has taken our feedback on board and responded in a positive way so hopefully standards will be improved for future guests which will make Pudding Cottage a great place to stay.

“We had a delightful short stay in Pudding Cottage.”

Very comfortable and sweet, and incredibly peaceful. A great location to explore local environs. We were blessed with glorious weather so went swimming in the sea at Southwold and Dunwich, and on long evening walks across the heaths. Visited Sutton Hoo and Framlingham Castle.

“My husband and I and our three Jack Russells had a very enjoyable stay at Pudding Cottage during April.”

The cottage is everything we hoped it would be along with the added bonus of a good size secure garden which the dogs made full use of! Unfortunately the weather was chilly so it wasn’t suitable for us to sit outside but there are plenty of garden seats and a large table for when the sun does make an appearance. We lit the wood burner each evening and enjoyed watching TV sitting on the leather seating in front of the warm fire before retiring to the very comfy and cosy beds. There is plenty to see and do locally and a very convenient area at Dunwich Beach to give the dogs a good run. This was our first visit to Pudding Cottage and it certainly won’t be our last. We recommend this cottage wholeheartedly.

“Could have done with a better clean, bathroom in particular and main kitchen window was filthy.”

It appeared to have had a very cursory clean. No cleaning cloths, no mop, no bin bags. Unsightly stain on kitchen chair. Log basket only had 3 logs - should have been replenished. Beds really comfortable. Nice shower. Garden ideal for dogs. Good location.

“Our stay was delayed by one day due to problems with the heating system, which had a far greater impact on us than you might think.”

Then, for the first and second days we had no hot water - this was rapidly fixed but was still a real pain. However, the main thing is cleanliness - the whole place was really dirty, clearly someone had been in as there were fresh bedclothes, and some superficial cleaning had been done, but there were cobwebs everywhere and dirt and dust on a lot of the surfaces, we had to spend an hour or two cleaning the place before we felt comfortable there. We've stayed in this cottage and the one next door on several occasions, and it has always been pretty dirty, so this is not a one-off occurrance, although on this occasion it was particularly bad. The cottage is pretty, comfortable and well located, which is why we like to go there, but the standard of maintenance, especially cleaning really lets it down. Oh, and I had to spend a while with the sink plunger to get the bathroom basin to drain properly, at least there was a plunger there for me to use. Please get the standard of cleaning improved, it's not a cheap rental and should be spotless.

“The property was filthy.”

We had to wipe kitchen surfaces and cupboard doors. Fridge door was dirty and the top was thick dust. We had to pull a unit out, underneath was like a carpet, thick with dog hair. Behind the fridge, behind the unit, behind the sofas was covered in cobwebs and dust. Cobwebs hanging from pictures, beams, smoke alarms. Soft furnishings i.e. cushions, seat pads, mats etc full of stains and dirt, not been washed since they were bought. Toilet brush was broken. The underfloor heating was very difficult to control and inadequate. If we hadn't been supplied with electric heaters we would have been cold. There was no mention or photos of the steep awkward stairs on the website which made it impossible for my 80+ parents to access the top floor.

The property

This beautifully restored self-catering holiday cottage is chock-full of interest and charm and has that all-important wood burning stove. There is a large open plan kitchen/dining room in a new extension; whilst the sitting room, bathroom and bedrooms are all in the period part of the cottage, dating back over 400 years. There is a twin on the ground floor, plus a king and single bedroom on the first floor. Outside, is a large garden, mostly laid to lawn, to relax in and parking for two cars. Ground Floor The main entrance is a door to the rear of the property, which leads into a small hallway followed by the kitchen/dining room - where there is space to leave your outdoor coats and boots. Kitchen/Dining Room This large open plan kitchen/dining room has a characterful dining table made from a 400 year old front door seating five - with three chairs and a bench for two. The kitchen area has an electric hob and oven, a dishwasher, a microwave, a tall fridge freezer, and a washing machine. There is an original period window that looks through from the dining table to the sitting room and double doors opening to the patio for easy outside dining. Sitting Room The main feature of this room is the wood-burning stove set into an inglenook fireplace. The original Suffolk brick floor and oak-beamed ceiling have been kept to create an atmospheric place to relax in the evenings. The room's furnished with a wo leather sofa, a soft leather armchair and 39” Smart TV. There is also a stereo system with DAB radio, CD player and an iPod docking station. Bedroom One Kids are sure to enjoy this room with walls painted to resemble beach huts and colourful soft furnishings with twin beds, a bedside table and lamp, a dressing table with a lamp, a chest of drawers, and an inset wardrobe with beach hut door. Bathroom This beamed bathroom has a bath and separate shower, a hand basin, a heated towel rail, W.C., and a window giving natural light. First Floor From the sitting room is a slightly steep, angled, an original oak staircase leads to a small landing with doors to the remaining bedrooms. Master Bedroom This room has beautiful original wide oak floorboards and beamed sloping walls. There is a queen-size bed with matching bedside tables and lamps, a walk-in wardrobe, a chest of drawers and dressing table. Bedroom Two A single bedroom with a full-sized single bed featuring original oak floorboards and an oak-beamed sloping ceiling. There is a dressing table with drawers, and hanging space on the wall. Outside There's ample space for ball games and relaxing in the enclosed garden, primarily laid to lawn, with a patio furnished with a table and six chairs, plus off-road parking for two cars. WESTLETON

Saxmundham 6 miles; Southwold 9 miles; Aldeburgh 15 miles.

Westleton is an idyllic village near the Suffolk coast, nestled between Southwold and Aldeburg and offers all the attributes you could hope for in a Suffolk village, with a village green complete with pond and ducks. The village is easily accessible from the local train station at Darsham approximately two miles away. The village has a store, a bookshop where you can also enjoy a tea or coffee whilst browsing, an old fashioned garage, as well as two pubs, The White Horse Inn and The Westleton Crown, one of Suffolk’s best traditional inns where the Duke and Duchess of Cambridge, William and Kate held their first wedding anniversary. Every August, Westleton hosts the infamous Barrel Rolling Fair where contestants have to roll barrels down the Village Green using a pole, and the men have to roll the barrel back up the hill too. Barrels are supplied and all are welcome to join in! The local Emmerdale Farm Shop and Butchery as well as a tea shop is approximately a mile away. The area is a haven for nature lovers with Westleton Heath National Nature Reserve, Dunwich Forest, Dunwich Beach with its famous fish and chip shop located on the beach, and the RSPB Minsmere, all close by. The town of Saxmundham, 6 miles away, is located on the River Fromus, in the heart of Suffolk’s Heritage Coast and is well serviced with independent shops, supermarkets and a train station, as well as art galleries, a weekly market and a farmers’ market.
