The property

You're welcomed into a small porch taking you through to the wonderful dining/kitchen, sure to be the hub of your holiday, which has doors to the courtyard garden at the back, stairs rising to the first floor and a door to the cosy family room to your left. One of the bedrooms sits quietly at the back of the ground floor, making it suitable for guests with a mobility problem, with an en-suite shower room. The second superb bedroom with sleek bathroom, is on the first floor with views over fields to the river through huge windows in the dormer window, or to the village from the Juliette balcony. You’ll be spoilt for choice outside with an enclosed patio/garden at the front catching the morning sun, furnished for outside dining. At the back there’s an enclosed courtyard which catches the afternoon and evening sun; again furnished casually for guests to relax. Parking for one car is on the drive beside the garden fence, with extra parking available on nearby roads if needed. External Porch Ideal space to leave footwear and hooks for coats. Kitchen/Dining Room The porch takes you into the lovely light open plan kitchen/dining area which has a solid dining table with two benches and two dining chairs waiting for you to do some entertaining. A stylish contemporary kitchen runs along two sides of the top part of the room with French doors opening onto the rear courtyard. Units housing integrated appliances include a fridge/freezer, electric oven with induction hob and extractor, dishwasher and a washer/dryer. Family Room Super sunny south facing room with box bay window making the most of the daylight, and a wood burner to keep it cosy in cooler months. Relax in this room with comfy sofas, occasional tables etc. and a Smart TV for your entertainment. Ground Floor Bedroom Sitting quietly at the back, this room is furnished with a super king zip and link bed that can be set up as a twin on request, with bedside tables and a unit for clothes. En-Suite Shower Room A lovely white suite with large rain shower with another handheld shower also, WC, wash basin, heated towel rail and natural light. Cloakroom Tucked under the stairs, convenient for guests during the day, simply with WC and washbasin. First Floor Wooden stairs rise up to the first-floor landing, with a skylight giving views of the river and a window on the stairs framing the castle. Doors open to the bedroom and bathroom from the landing. Master Bedroom A beautifully decorated and furnished bedroom with a massive dormer with huge windows giving views over farmland to the river beyond, as well as an east facing Juliette balcony looking to the village. A king bed takes pride of place, with bespoke handmade shelving beside. Unwind and enjoy a good book or the view in seating with coffee table in the dormer space of the bedroom. Soft rugs, cushions and blankets make this a special room for adults to escape. En-Suite Bathroom A gorgeous bathroom is positioned on the other side of the landing. A very bright space with skylight and window. The free standing bath with mixer tap and hand shower sits under the window with the large walk in shower at the end. There's a WC, wash basin with vanity unit and heated towel rail. The Parking bay for The Dunns is on the right hand side at the bottom of the drive. You can temporarily park your car directly outside The Dunns whilst unloading but please move your car to the parking bay once unloaded as the drive way is also used by the property behind, The Curious Oyster. Outside You’ll be spoilt for choice with an enclosed patio/garden at the front, furnished for outside dining. At the back there's an enclosed courtyard through double doors from the kitchen, which catches the afternoon and evening sun; again furnished casually for guests to relax. There is a charcoal BBQ for guests use (Charcoal is not provided).

ORFORD

The attractive, unspoiled fishing village of Orford is situated on the bank of the River Alde and looked over by its magnificent 12th century castle built by Henry II. The village is home to a hotel and restaurant, two pubs, village store, bakers and wonderful fish restaurant and smokehouse. Orford is surrounded by farm land and forest in an area known as the Suffolk Coasts and Heaths Area of Outstanding Natural Beauty. Centrally located, just 12 miles from Woodbridge to the south and Aldeburgh to the north, and just 5 miles from the famous Snape Maltings complex. The village of Orford is steeped in history. Henry II commissioned a castle to be built in the 12th century which is a must see when you visit the area. Owned and maintained by English Heritage you can enjoy this wonderful 'keep' and from the top there are breathtaking views for miles on a clear day.
