The location of Quill Farm Barn is exceptional; surrounded by private land with views over a lake where ducks and Greylag geese live in the summer months, yet close to popular tourist destinations such as Aldeburgh, Orford and Snape. Guests have a choice of outdoor spaces – a raised terrace with table and chairs making it ideal for eating in the fresh air; another furnished seating area tucked at the side of the house and a third with shelter close to the tennis court for mid-match snacks. The private drive leads to a huge parking area with ample space for six/seven cars and manicured lawns wrap around the house, surrounded by well-established shrubs, hedges and magnificent old trees.
Ground Floor
You’re welcomed into an entrance hall with the ground floor bedrooms, bathroom and cloakroom off to your right and access to the wonderful open plan living space with double doors to the terrace running round in front of you. Open tread stairs rise from the living space to the galleried seating area and corridor to three bedrooms to one side and a second staircase with door from the dining area rises to the master suite. All bedrooms are carpeted with hard flooring in the living areas and bathrooms.
Kitchen/Living/Dining Space
Light streams into this double height living space at the heart of Quill Farm Barn which has been cleverly converted with a generous sofa and comfy chairs and occasional tables for guests wanting to sit back and relax, plus a long table with eight dining chairs and an additional five folding chairs for larger groups dining together. An additional galleried seating area is perched above the open plan space with a couple of arm chairs, bean bag and foot stool.
The open plan kitchen to one end is equipped with integrated appliances including an under counter fridge, freezer with three drawers, dishwasher, electric double oven with five-ring ceramic hob and extractor, plus a free standing microwave and Nespresso machine. Entertainment’s provided with a TV with Netflix and Bush docking station. There's also a washing machine and dryer in a laundry room below the house and additional food storage in a fridge/freezer in the storeroom downstairs.

Conveniently located for the living space, just off the entrance hall; also close to bedrooms 1, 2 and 3.
Bedroom One

The first floor’s divided into two with a door next to the dining area opening onto carpeted stairs rising to the master suite. A second staircase rises from the living area to a galleried seating area and corridor leading to three carpeted bedrooms and family shower room.

Carpeted stairs rise to this fabulous galleried bedroom furnished with a king size bed, bedside unit, tallboy and built in wardrobe.

Conveniently located for guests in bedrooms 5, 6 and 7, this lovely modern room has a double shower cubicle, washbasin set in a vanity unit, WC and heated towel rail.
