The West Ring sits in large southerly gardens in the pretty village of Middleton, a short walk from an award-winning pub and acclaimed Reckford Farm Shop.
Inside you'll find two large living areas, spacious bedrooms and lots of space to play, whilst outside there's a 1¼ acre garden with mature trees and a vast lawn and patio, ideal for lazy summer's days. This self-catering Suffolk country holiday cottage is tucked down a quiet lane, in the heart of picturesque Middleton. Adjoining the south-facing garden is the village rec, with a full-sized soccer pitch and mini adventure playground for the young-hearted. The owners also have access to a members-only tennis court in nearby yoxford, should you tire of ping pong at the house.
On the ground floor there are two large living areas: a stunning open plan kitchen/dining/living room, a spacious 'snug' separate living room with an open fire. There are two ground floor bedrooms (1 double, 1 twin), a shower room and a cloakroom. Upstairs are three bedrooms (2 double, 1 king), an en-suite bath/shower room and a family bathroom. Outside is a vast, south-facing enclosed lawned garden under fruit trees, a triple garage with ping pong table and plenty of space for further off-road parking in the drive-in drive-out front garden. The West Ring also has access to a nearby members-only tennis court.
The West Ring is very close to the Minsmere bird reserve and the presenters of Springwatch stay each year at The West Ring to film this, and love the property! The West Ring has been featured in the media and blogs because of this.
Ground Floor
The front door leads in to a large, light-filled hallway with an Ercol chair and well-stocked games cupboard.
Open Plan Kitchen/Living/Dining Room
This south-facing space is fantastic for socialising with friends and family, divided into three separate areas - a kitchen, dining area and a living area. There's an eclectic collection of art, abundance of kitchen utensils, cushions, throws and other accessories to make you feel at home!
Kitchen
This large room has a Boffi kitchen with granite work surfaces and a solid wood topped island with Tolix designer stools. A classic wooden Ercol sofa lets friends sit close and chat while you cook. Appliances include a large Maytag American fridge-freezer, a professional Viking range cooker with six gas rings and electric oven, an integrated microwave and a dishwasher. (There’s a washing machine in the garage which is connected to the house). The cook's kitchen is fabulously equipped to take advantage of Suffolk's great produce, with tips on where to shop and eat listed in the house manual.
Dining Room
There’s a wonderful 2.7 metre long dining table that has been made from a single solid piece of oak, it’s almost a work of art! Windows look out to the large garden. Chairs are a mix of matt-black, wooden Ercols and tubular steel and cream leather P.E.L. classics designed in the 1930s for Broadcasting House.
Living Room
There’s a wood-burning stove, a luxurious six-seater leather corner sofa commissioned from Matthew Hilton, a giant bean bag, G-plan recliner, black American rocker and a handmade 2.8m coffee table made from a single piece of elm. There’s also a flat-screen TV with Freeview.
Hallway
The wide sloping hallway has Travertine floor tiles and floor to ceiling windows. Decorated with hand-made African looms, rugs, beads and Calabashes. It leads down to the second living room and a cloakroom.
Snug
This large yet cosy room has a wood-burning stove in a large Inglenook - ideal for evenings spent curled up reading the papers. It has two large sofas, oak floorboards, Moroccan, hand-made wool rugs, countless art books and a central coffee table. There’s a flat screen TV with Freeview and a DVD player.
Cloakroom
In the hallway between the living rooms, this room has a w.c. and a hand basin.

The entrance hallway leads past the stairs and to the two ground floor bedrooms:
Bedroom 1
This ground floor bedroom has a super king bed with bedside tables, a built-in wardrobe, shaker-style cupboard, ercol easy chair and pine floor boards.
Bedroom 2
A twin bedroom with bedside tables, a Shaker tallboy, cowhorn chair, and pine floor boards. Patio doors lead out to a terrace and the drive.
Shower Room
There’s a shower, a hand basin and a w.c. It’s conveniently situated opposite the two downstairs bedrooms.
Garage
Connected to the house, the large garage has room for two cars. There’s also a washing machine. You’ll find the ping pong table set up and ready to go; lego/farm animals etc. for smaller hands.
First Floor
Striped sisal-clad stairs, overlooked by vibrant hangings and art, lead from the ground floor to the first floor landing.
Bedroom 3
This large room has a king size bed, funky bedside tables, a fitted wardrobe with drawers and oatmeal colour carpet. There’s a Juliet balcony with lovely views across the large back garden.
En-suite for Bedroom 3
This tiled room has both a bath and a large, separate shower, a w.c. and a hand basin.
Bedroom 4
This has a king size bed with bedside tables with drawers for clothes, wooden easy chair and behind-door hanging.
Bedroom 5
A king size bed with a Juliet-style balcony looking out across the south-facing garden. There’s a large chest of drawers and bedside tables.
Bathroom
This tiled room has a hand basin, a bath and power shower over the bath, a w.c. and a heated towel rail.
Outside
This large self-catering Suffolk country holiday cottage is situated on a quiet lane and has a large enclosed garden with many mature trees and shrubs. A Weber barbecue is available.
There’s off-road parking for several cars in addition to the triple garage.
About the location
MIDDLETON
Westleton 1.5 miles; Leiston 3 miles; Saxmundham 5 miles.
Middleton is a lovely village in Suffolk and offers visitors a local village pub and church, whilst also being close to the popular areas of both Saxmundham and Yoxford. These areas are well worth visiting and both are ideal for taking a trip to the Heritage Coast and the Minsmere Reserve (RSPB). Other nearby attractions include Southwold with its pier, Aldeburgh with its many restaurants, and Dunwich Beach renowned for its fish and chip restaurant situated on the beach. The wonderful beach resort of Great Yarmouth is also worth a trip and is just under an hour’s drive away; with fantastic sandy beaches and a bustling town centre waiting to be discovered, you are sure to find something to keep the whole family entertained. The village of Middleton is the perfect base to explore this wonderful area.
