The utility room offers access into the garden so also doubles as a space perfect for bringing your dog, or muddy boots into, there is also a washing machine and tumble dryer for guests use.

The owners have cleverly designed the two sitting rooms to suit the whole family's needs. This sitting room is perfect for those looking for a space to watch TV, play board games and just relax as a family. The large inglenook fire place with grand wood-burning stove make it a cosy space to enjoy in the winter, but also light in the summer with french doors offering views across the gardens, and opening up onto a BBQ space.
Drawing Room
With views across the front of the property, through the large sash windows, is the perfect formal living space for those looking for some peace and quiet whilst reading a good book, or those looking to enjoy a conversation. This room will not feature a television, it is a space for those looking for some tranquillity.
Dining Room
The dining room is the perfect space for entertaining, with an extendable table that can extend and seat between 8-14 people, perfect for any size of groups looking to stay. Bedroom Six
This bedroom offers sleeping accommodation on the ground floor, with large window looking out across the garden space. There is a super-king zip/link which can be set up as a twin on request. This room has two low beams offering some restricted head height, with two steps down from the kitchen area.
Shower Room
Well located for use during the day, and for guests sleeping in the ground floor bedroom. This room will have a shower cubical, WC, washbasin and heated towel rail, this room has a step down into the utility room/shower room area.
Entertainment Room
The entertainment room is the ideal space for the whole family to enjoy with a built-in bar complete with a fridge, separate sink, and a large variety of glasses. Bar stools are private to give you that real bar feeling! There is a 62'' flat-screen TV on the wall with a large corner sofa, seperate arm chairs, large footstool, and a pool table double sliding doors open up into the pool room. A fantastic space for special occasions with the whole family, in the comfort of your holiday home!
Swimming Pool
At the end of the property is a fully heated swimming pool, complete with a shallow and deep end, there is also a small diving board at the end of the pool. There are two changing rooms and a shower cubical for guests use. The room is fully heated, and also has double sliding doors leading out onto the decking area, perfect for the adults to sit and enjoy the sunshine with a glass of wine whilst the children splash around in the pool. There are four sun lounges positioned to enjoy along the side of the pool, with double doors behind opening up onto the beautiful external decking. There is a table tennis table and some XL outdoor games for extra fun.

First Floor
The first floor has a light and airy landing which lead onto 5 bedrooms and two bath/shower rooms.
Bedroom One
This large and light bedroom with sash window over looking the entrance of Bedingfield House has a super-king bed, bedside tables and lamps. There is a double door wardrobe and chest of drawers provided for you to store your belongings.
En-suite Shower Room
There is a walk-in shower cubical, WC, and washbasin.
Bedroom Two
This bright and spacious bedroom with sash window overlooking the manicured gardens has been furnished with a Super-king bed, bedside tables and lamps. There is a built in cupboard with a hanging rail, plus a chest of drawers for your items. Please note there is a step down from the landing into this bedroom.
En-suite Shower Room
There is a walk-in shower cubical, WC, and washbasin.
Bedroom Three
With views across the sweeping driveway, this room has been designed to feature a Super-King Zip/Link which can be set up as a twin on request. Storage is provided in the chest of drawers.
Bedroom Four
Stepping down three steps from the main landing you have this beautiful room with views across the garden, with a fire exit door leading down into the side garden area. There is a Super-King Zip/Link which can be set up as a twin on request. This room features a dressing table with a chair, separate armchair and wardrobe for your items.
Bedroom Five
This room has been cleverly furnished to offer a fun and exciting space for up to 4 children to share a room, or for a family of 2 adults and 2 children to enjoy. This room is set up as a twin zip link as standard but can be configured to a king size on request, and includes additional twin beds. All beds are suitable for adults.

With a large bath and separate shower cubical, WC, washbasin and towel rail.

Outside
The well-kept moated garden offers the perfect space for tranquillity, enjoying those summer days and also family fun. The extensive grounds wrap around three sides of the property, shielded by matured trees, moat and hedging. The gardens are both south and east facing. Outside the kitchen and living room is an expansive patio area which will feature a large outdoor table seating 14, complete with a charcoal BBQ, a perfect space for entertaining alfresco. Outside the swimming pool is a large decked area with beautiful plants surrounding, this area will have additional outside seating so that you can sit and enjoy the sun whilst the rest of the family are enjoying the pool. There is substantial parking available at the front of the house.

Debenham is a peaceful village settled in mid Suffolk, east of the bustling market town of Stowmarket. The River Deben runs along this pretty village, and you will find a selection of timber-framed buildings, as well as St Mary Magdalene church. Dining options include an Indian for a delicious takeaway and a traditional fish and chip shop, or if you fancy making use of the kitchen there are supermarkets to stock up on the essentials. Just outside the village, is the grandeur of Kenton Hall Estate, Mid-Suffolk Light Railway for a steam train ride and Stonham Barns Park to meet furry animals.
