Ground Floor

Sitting Room
Located at the front of the property, this beautiful siting room is perfectly proportioned to create a warm and inviting space. There is a stylish two seater sofa and arm chair, positioned perfectly to enjoy the 32'' TV and the real flame effect fire. A sliding door leads into the newly installed kitchen.
Kitchen/Dining Room
Located at the rear of the property, with views across the courtyard garden. This newly installed kitchen is one of dreams, with beautiful navy cabinets with chrome finishing touches. A fantastic space to cook up a storm, featuring an electric oven with four ring hob and extractor fan above, slim-line dishwasher, fridge, freezer, kettle, toaster and washing machine.
A wooden dining table with two chairs and two additional stools sits in the centre of the room.
First Floor
Carpeted stairs lead up to the first floor landing area, with two bedrooms and shower room.
Bedroom 1
Located at the front of the property, this relaxing space features a metal frame double bed, with bedside table and reading spot lamps. There is a built in cupboard and chest of drawers for your belongings.

With a shower room, wash basin, heated towel rail and WC.
Bedroom 2
Located at the rear of the property, perfect for an adult or child, with a full size single bed, tall drawer unit and TV on the wall.

At the front of the property is a spacious private driveway with parking for one car. At the rear of the property is a beautiful courtyard garden with decked area with table and chairs - perfect for dining alfresco. Please note the neighbours do have right of way through the garden.
The property is located in the heart of Westleton, with village shop, tea room and two fantastic pubs within easy reach. The property is also just a short walk from RSPB Minsmere Nature Reserve, as well as being the perfect base for walkers, cyclists and bird watchers

Westleton is an idyllic village near the Suffolk coast, nestled between Southwold and Aldeburg and offers all the attributes you could hope for in a Suffolk village, with a village green complete with pond and ducks. The village is easily accessible from the local train station at Darsham approximately two miles away. The village has a store, a bookshop where you can also enjoy a tea or coffee whilst browsing, an old fashioned garage, as well as two pubs, The White Horse Inn and The Westleton Crown, one of Suffolk’s best traditional inns where the Duke and Duchess of Cambridge, William and Kate held their first wedding anniversary. Every August, Westleton hosts the infamous Barrel Rolling Fair where contestants have to roll barrels down the Village Green using a pole, and the men have to roll the barrel back up the hill too. Barrels are supplied and all are welcome to join in! The local Emmerdale Farm Shop and Butchery as well as a tea shop is approximately a mile away. The area is a haven for nature lovers with Westleton Heath National Nature Reserve, Dunwich Forest, Dunwich Beach with its famous fish and chip shop located on the beach, and the RSPB Minsmere, all close by. The town of Saxmundham, 6 miles away, is located on the River Fromus, in the heart of Suffolk’s Heritage Coast and is well serviced with independent shops, supermarkets and a train station, as well as art galleries, a weekly market and a farmers’ market.
