The property

You are welcomed into Hartlands through a small hallway with room for you to hang coats, leave shoes etc. This leads into the cosy underfloor heated lounge with wood burning stove and comfortable sofa and armchairs. The flat-screen TV has BT TV and BT Sport and the property is equipped with Superfast fibre broadband. A further set of doors leads to the small hallway with stairs leading to the first and second floors and door leading to the downstairs cloakroom and another door leading to the south-facing open-plan underfloor heated kitchen/dining area. Well-appointed, welcoming, and warm throughout, this area of the property features unique décor and luxurious appliances. The kitchen/dining area has bi-fold doors leading to the pretty south-facing courtyard style garden with garden furniture, this is a great place to relax in the sun. The garage can be accessed from the back garden via a short flight of stairs. Upstairs the landings and bedrooms are fully carpeted. Bedroom one on the first floor features a king-size bed, built-in wardrobes, an en-suite shower room and door out to a balcony with sea views. Bedroom 2 is a twin room with 2 full-size single beds and wardrobe. A large shower room is located next to this bedroom. A further flight of stairs takes you to the second floor which is reserved solely for the master bedroom, with a King size bed and a very luxurious and light en-suite shower room. This bedroom has lovely views of the beach and sea and across the marshes to Thorpeness. Outside the rear of the property is a garage with parking in front of it for one car. Parking is not permitted directly outside the front of the property but is permitted a few metres away. Ground Floor The property is entered through the bright hallway with hanging space for coats. Lounge The cosy and relaxing lounge has underfloor heating and features a lovely wood burner for those cooler evenings, a comfortable 4 seater sofa, 2 plush armchairs, coffee table and side tables, a flat-screen TV with BT TV and BT Sport and a dvd player with a selection of DVDs. Kitchen/Dining Area The beautiful bright underfloor heated open plan kitchen/dining area faces south and has bi-fold doors opening out to the sunny south-facing garden. The kitchen features a large electric oven with ceramic 4 ring hobs, a fridge/freezer, microwave, an integrated dishwasher, a coffee maker, toaster, kettle and altogether is thoroughly equipped with many kitchen utensils. There is a BOSE ipod docking station and a Roberts radio/CD player. The open plan dining area has a round table with 6 chairs overlooking the back garden and a corner larder cupboard provides space to house your own provisions. Cloakroom/Utility Room This is conveniently located between the living room and kitchen with W.C, washbasin and a cupboard housing the Miele washer/dryer. There is a wall-mounted pull-out drying rack. A pull outline is also available in the garden. First Floor Bedroom One This large and bright bedroom features a king-size bed with a sumptuous Tempur memory foam mattress. There are built-in wardrobes offering plenty of hanging and shelving space and additional bedside units. The bedroom has a flat-screen tv and clock radio. A door from the bedroom leads out on to a balcony with fantastic sea views and further views over the marshes to Thorpeness. The bedroom has an en-suite shower room with shower cubicle. W.C and hand basin. Bedroom Two The second bedroom is a bright twin room with two full-size single beds. There is a wardrobe withdraws under and a bedside table. Shower Room This shower room is perfectly located next to bedroom 2 and has a large shower enclosure, WC, and hand basin. Second Floor Master Bedroom The large Master bedroom features a king-size bed with luxurious Tempur memory foam mattress, double wardrobes for storage, bedside units, a flat-screen TV and clock radio. The room overlooks the front of the house and has wonderful sea and far-stretching views towards Thorpeness and beyond. En-suite Shower Room With a large shower enclosure, a W.C, and a hand basin. A skylight provides natural light and an airy feel to the en-suite. Outside Front Garden At the front of the house is a pretty front garden with a bench which is especially nice to sit to view the evening sunsets. Back Garden The private and bright south facing garden is predominantly paved with side borders stocked with pretty shrubs and climbing flowers. There is a round outside garden table with six chairs for al fresco dining and a separate bench to relax on. A Weber gas BBQ is set up in the garden in the warmer months. Garage A short flight of stairs (8 steps) at the back of the garden leads to a door with access to the garage and through the main remote controlled up and over garage door an off-road parking space. The garage can be used for an additional car or for storing bikes/beach things etc. Please note access to the house can be made either by the front door or via the back of the house. If you access via the back you do so through the garage and there is a short flight of stairs (8 steps) to go down into the garden and to the back door.

The popular, vibrant seaside town of Aldeburgh is famous for its culture, traditional feel and one of the best fish and chip shops in the country! Aldeburgh and Snape Maltings are home to one of the world’s greatest music festivals and has been named as one of the top 50 places to live in Britain. Crag Path runs along the seafront dividing the beautiful pebbly beach from the unspoilt pastel-coloured seafront properties and the town. The beach is a popular place for groups and couples to enjoy the wonderful fish and chips throughout the summer months. The town is steeped in history and has become a wonderful town for shopping with a good mixture of independent and chain stores to enjoy. The town also offers a good selection of pubs and restaurants or why not buy some freshly caught fish from the huts on the seafront and cook up your own feast at home. For those wishing for a more action-packed holiday there is excellent walking, cycling, sailing and golf at Aldeburgh. Growing in popularity you will want to return to Aldeburgh again and again!
