    “We have come back from a 6 night stay for our silver wedding anniversary, the barn is just beautiful and has everything you need for a comfortable relaxing stay, the host David was lovely and does everything he can to make your stay extra special.”

    The games room was well used and very welcome on wet days, the courtyard is fully enclosed as they have a fence between the 2 large planters so fully safe for your dogs, our 2 dogs loved it and settled straight away, the courtyard is just for your use and not used by the adjoining property like someone on the reviews had said as the stables has its own garden,it can be used if you have a large family gathering and rent out both properties together which is exactly what I have done for next year ...

The property

The approach to this self-catering Suffolk country holiday accommodation is along a lane, surrounded by hedges and trees, with occasional houses either side, once at the barn there is allocated parking in front of the courtyard of the barn for your car. Guests will enter this self-catering holiday accommodation into a hallway/boot room with the ground floor twin bedroom door ahead of you, and its en-suite bathroom, the left is the ground floor W.C. but the main treat lies to the right. Here you will enter a striking space, the full height of the barn and laid out before you are the contemporary kitchen, sitting and dining areas, an open mezzanine providing additional sitting area overlooking the living space which features an upright piano. Beyond this, there is a ground floor bedroom suite with a king size bed and en-suite shower room and up a cleverly designed set of stairs you pass an eye catching panoramic view on your way to the first floor master suite with king bed and en-suite bathroom beyond. Water and heating is provided by means of a ground source heat pump so is environmentally friendly! Ground Floor You enter into a hallway/boot room where you are able to hang your coats and store your footwear before going through to the magnificent living space. There's a twin and double bedroom to either side of the living area, both with en-suites, plus a separate cloakroom. Kitchen/Dining/Living Room This double height striking room is a wonderful place to socialise with friends and family, with the perfect balance of traditional and contemporary. The fully equipped kitchen is the first thing that will draw your eye when you enter into the open plan living space - the ceilings are vaulted and the room is double aspect with large windows casting natural light into this amazing space. In the kitchen there is a tall fridge/freezer, an induction hob with an extractor, twin oven, a dishwasher, microwave and Nespresso machine. Beneath the mezzanine is a cosy sitting area with three comfy sofas, a Smart TV with Freeview, a DVD/CD player, an upright piano and a Bluetooth speaker to connect your own devices. The sturdy dining table sits by the double doors (easy access for outside dining), with eight dining chairs. Bedroom One Overlooking the courtyard with original beams, this ground floor bedroom has a king size bed with bedside tables, a chest of drawers, chair and hanging space. En-Suite Shower Room A luxury shower room with underfloor heating, a generous shower, hand basin, W.C. and little window giving natural light. Bedroom Two The second ground floor bedroom has twin beds sitting under the windows with a chest of drawers between them, additional drawers wardrobe, plus hooks with hangers and two chairs. En-Suite Bathroom Step down into this bathroom with underfloor heating. There is an adjustable shower above the bath and shower screen, WC, heated towel rail, wash basin and natural light. First Floor Stairs rise from the kitchen/dining area to a half landing which splits to the fun mezzanine on one size and master bedroom to the right. You can truly enjoy the views from the large windows of the countryside beyond. Mezzanine This magnificent space allows you to enjoy the full beauty of the space - overlooking the stunning kitchen/dining room and with a heavily glazed gable end there is a desk, a sofa bed daybed making this space perfect for reading and relaxing. Master Bedroom A unique room with vaulted ceilings and indoor Juliet balcony over the living space below. The king-size bed takes pride of place with two bedside tables with lamps, chest of drawers, hanging space and an en-suite bathroom. En-Suite Bathroom This room has a bath with an overhead shower, a hand basin a WC. Games Room This gorgeous external games room is a fantastic space for the whole family to enjoy a variety of activities including a pool table. There is a comfy sofa and two separate armchairs with a chest box in the middle, there are a variety of games and a CD player with lots of CD’s to choose from. Outside The fully enclosed courtyard with an array of tables and chairs. Off the courtyard there is a handy wash room with washing machine, tumble dryer, additional fridge/freezer, iron, ironing board, clothes airer and gas BBQ (gas provided, please leave clean after use).Next to the front door there are two allocated parking spaces with a further two in front of the paddock just a few steps away.

The beautiful market town of Framlingham is mentioned in the Domesday Book (1086) and has been known since Anglo Saxon times, when it consisted of several manors which William the Conqueror (1066-1087) presented to Roger Bigod. The town is of particular interest as it has a large castle and mere which was built between 1190 and 1210. The town is surrounded by lovely villages to explore and has two of the oldest working post boxes and one of Britain’s smallest houses, with the footprint measuring 6.1x2.2m! Today, the town offers a number of independent shops, cafes, pubs and restaurants and it is also home to Framlingham Summer Arts Festival.
