“The property in situated on a main road, where the 2:main bedrooms are located.”

The property

You're welcomed into the entrance hall at the heart of the house, originally the village butchers shop, with the exceptionally well equipped and stylish dining area to your left, and access to both reception rooms, the large shower room and carpeted stairs rising to the first-floor landing. All bedrooms are individually designed with deep sophisticated colour schemes, supremely comfortable beds and a fascinating collection of antique bedside tables, dressing tables, chests of drawers and fine wardrobes. Earl Soham is a village to the west of the historic market town of Framlingham, with an award-winning butcher and delicatessen as well as the Victoria public house serving food and beer from the village microbrewery. Gated off road parking for two cars is on the drive at the side of the house which leads to the rear garden, partly laid to lawn with a paved terrace which will be furnished for outside dining. Ground Floor There are three entrances to this gorgeous holiday house; guests are likely to use the one from the parking area into the kitchen with others opening into the hall, and one from the living room. The hall runs through the center of the house with the kitchen/dining room to the left, drawing room to the right, living room and shower room at the back. Original quarry tiles run through the majority of the ground floor with wood in the dining area. Carpeted stairs rise to the first-floor landing. Kitchen/Dining Room Clearly the original butchers shop with an enormous window allowing the light to stream in and original quarry tiled floor on one side, with step up to the dining area with wooden floorboards. The kitchen is exceptionally well equipped with units wrapping around one end of the room, housing an electric Rangemaster Professional Plus with five rings and extractor, dishwasher, washer/dryer and a freestanding Smeg fridge freezer. The handsome aged butchers block sits in the middle of the room, giving extra workspace and, on countertops there's also a Nespresso Magimix coffee machine with aeroccino, Smeg mixer, toaster, kettle and a microwave. Eight chairs sit around the sturdy farmhouse table, inviting you to enjoy long lazy dining with family and friends, with a couple of dressers and sideboard laden with crockery and glassware. Drawing Room An elegant room at the front of Brook House, furnished with two sofas and an arm chair centered around the wood burner; plus an eclectic mix of antique desks, card table, bureau and display cabinet. Living Room This warmly decorated smart room is tastefully furnished with a sumptuous corner sofa and two bean bags, coffee table, bookcase, chest of drawers and a trunk with the widescreen TV perched on it. The wood burner in the huge fireplace is a key feature and the window looks onto the courtyard at the back. Shower Room The double shower cubicle has both a shower rose and shower attachment; there's also a wash-basin , WC, table for your toiletries, heated towel rail and window giving natural light. First Floor Carpeted stairs take you to the first-floor landing where you'll find the family bathroom and all four beautiful bedrooms; individually designed with Farrow and Ball colour schemes which you're sure to admire - hence the room names! All floors are wood with a runner on the landing and rugs in bedrooms. Bathroom Relax and unwind with a good book in the huge claw foot-bath which sits under the sash window. This indulgent bathroom suits all tastes with a double shower cubicle with rain and hand showers, wash basin, WC and heated towel rail. Railings Bedroom A simply gorgeous antique armoire with mirrored door, shelves, drawers and hanging space, sits in the corner or this room, just waiting for you to unpack! The bed is a super king, with quaint bedside drawers, a desk with chair and feature fireplace. Green Smoke Bedroom Double aspect at the front of the house with deep sash windows giving plenty of light. The wrought iron king size bed takes pride of place with bedside units with drawer and cupboard, storage in a mirrored wardrobe with hanging, shelving and a drawer, plus a dressing table with mirror. Lamp Room Gray A chic French style king size bed with upholstered bed-head sits between attractive bedside drawers. There's a built in wardrobe with hanging rail and a chest of drawers with mirror. Inchyra Blue Bedroom With twin beds this room sits quietly at the back, overlooking the courtyard, with a feature fireplace, unusual circular bedside drawers sit on either side and there's storage in a built in wardrobe, a mahogany chest of drawers and dressing table. Outside At the side of Brook House are high wooden gates opening in a drive with parking for a couple of cars before you get to the fully enclosed courtyard and garden. There is a large outdoor dining table and an array of comfortable lounge style seats. A door from the hall and steps takes you to the courtyard which is bordered by a low wall with herbs and plants, partially dividing it from the lawn. There's additional parking in the lay-by opposite if needed.

About the location

FRAMLINGHAM

Saxmundham 7.5 miles; Aldeburgh 14 miles; Southwold 20 miles

The beautiful market town of Framlingham is mentioned in the Domesday Book (1086) and has been known since Anglo Saxon times, when it consisted of several manors which William the Conqueror (1066-1087) presented to Roger Bigod. The town is of particular interest as it has a large castle and mere which was built between 1190 and 1210. The town is surrounded by lovely villages to explore and has two of the oldest working post boxes and one of Britain’s smallest houses, with the footprint measuring 6.1x2.2m! Today, the town offers a number of independent shops, cafes, pubs and restaurants and it is also home to Framlingham Summer Arts Festival.
