    “The house is lovely.”

    The facilities were clean and it was very comfortable. We thoroughly enjoyed our stay. I have some feedback though. 1. The smell downstairs was awful. It hit us the moment we walked in and seemed to emanate from the cupboard on the far right in the kitchen. It really was most off putting and quite vile. 2. As it’s quite likely that you will be having largish parties to stay, larger cooking vessels would be great to have. We had to buy a couple of large disposable roasting tins ...

As it’s quite likely that you will be having largish parties to stay, larger cooking vessels would be great to have. We had to buy a couple of large disposable roasting tins. However the second point is minor in comparison to the dreadful smell. Perhaps leaving some more scented candles/diffusers might help if it can’t get sorted. All that said though, we loved cottage, enjoyed reading about its history and had a very lovely time so thank you.

The property

Church Farmhouse is a simply beautiful historic Suffolk farmhouse positioned in the idyllic village of Cookley near to the popular market town of Halesworth. You are welcomed through private double gates onto the vast driveway, on the ground floor of the property is a large kitchen with utility, two sitting rooms, games room and ground floor shower, on the first floor are three generous sized bedrooms, family bathroom and en-suite bathroom. Church Farmhouse benefits from a spacious garden with beautiful wildflower meadow, vast lawn space and patio with table and chairs. The property has been furnished with unique antique finds and adds to the fascinating history. The property has a wealth of history, and it is believed to have been one of the properties given to Anne of Cleves by Henry VIII. The property is located next to the village church of Cookley, which was built on the site of an even older one and still possesses its Norman doorway. Ground Floor The property boasts two entrances, the main front door leads you into the entrance hall with stairs in front of you. The rear entrance leads into a mall lobby with space for shoes, this entrance leads onto the ground floor shower room to your right, and kitchen to your left. Kitchen and Dining Room A beautiful traditional farmhouse style kitchen, with beams separating the kitchen/dining space and the main sitting area. The kitchen runs along the length of the kitchen, with large window offering views across the front of the property across to the countryside. The kitchen boasts all of the modern technologies needed including an electric oven with four ring hob and extractor fan above, microwave, integrated dishwasher, under counter fridge, kettle and toaster. Located in the utility room is a large American style fridge-freezer and washing machine. With this spacious room with wooden flooring is a large wooden dining table with 7 chairs, the perfect setting to enjoy all of those tasty meals cooked in in the kitchen. Sitting Room Located off the kitchen, this cosy living room boasts a large inglenook fireplace and wood-burning stove. This room with original brick flooring features two large three-seater sofas and two separate armchairs, along with a large coffee table and side tables. This room features a 52'' Smart TV for yor entertainment. There are stairs leading off this room into bedroom 1, please note these stairs are particularly steep and the door frame is very low. Drawing Room The perfect room to sit back and relax with a good book whilst listening to the sound of the wood-burning stove housed in the inglenook fireplace. There are two three-seater sofa with side tables. Games Room A fun room for the whole family to enjoy. There is a pool table, table football and darts board, along with a array of board games, perfect for games night. In addition this room had an antique bar area to be enjoyed. Shower Room Located off the rear entrance, perfect to use after a day at the beach, washing off those sandy toes. There is a large walk in shower, wash basin, WC and heated towel rail. First Floor The main staircase has two hand rails and leads up to the first floor landing area. There is a second staircase from the sitting room leading up to bedroom 1 which is particularly steep and has a low door frame. Bedroom 1 Accessed via the hallway, or alternatively by its private staircase from the sitting room. This carpeted room features a high vaulted ceiling with beams, there is a wooden framed king size bed with bedside tables and decorative touch lamps. There is a wooden wardrobe with storage for your belongings. There is a charming rocking chair, a perfect space for peace and relaxation. Off this bedroom is a wonderful room with day bed and wardrobe. En-suite Bathroom With stunning freestanding roll top bath, heated towel rail, WC and wash basin. There is also a gorgeous antique mirror with candle holders. Bedroom 2 Located at the front of the property, this room with original wooden flooring benefits from views across to the church. There is a twin zip/link bed which gives you the option of a super-king-size on request. There are two bedside table with three small drawers with stylish lamps. This room has the wonderful addition of a large walk in wardrobe with shelves and peg hooks. Family Bathroom With p-shape bath and overhead shower, wash basin, WC and heated towel rail. Bedroom 3 With views across to the church, this spacious room offers a antique king sized sleigh bed, antique dressing table and chair, rocking chair and wardrobe for your belongings. Outside Church Farmhouse benefits from a large driveway. The grounds run round the entirety of the house, offering a patio area with table and chairs, wildflower garden and vast areas made to lawn. From the property are an array of footpaths taking your across fields and woodland areas. One particular footpath takes you from the property across the fields to Huntingfield Arms, a wonderful pub offering hearty meals.
