The property

Brook Farm is a Grade II* listed farmhouse built in 1540, situated within a small farming community in Suffolk. Set within two private acres of mature gardens and its own lake, the only noises likely to disturb you are the rumble of neighbouring tractors or mooing cows. Brook Farm has been renovated in partnership with English Heritage, retaining many of the original features whilst carefully selecting an electic mix of contemporary, antique and vintage furnishings. On the ground floor the property offers a kitchen/dining room, sitting room, dining room, utility room and wet room. On the first floor are four sumptuous bedrooms and a family bathroom. With the added bonus of a games area in the barn on site. Mature gardens surround the house and barns, extending over 2.3 acres and comprising an orchard (with apples, pears, cherries, plums, blackberries and hazelnuts), a football pitch, a fire pit area and their very own lake. Overlooking the lake is a hot tub which is eco-friendly and wood fired. A lovely way to watch the sun set and to relax no matter what time of year, whilst also being the perfect place to see all of nature’s visitors which included muntjac deer, rabbits, hares, ducks, doves, woodpeckers and bats. Ground floor Sitting Room A large sitting room offers space for family and friends to come together, with two large mismatched sofas positioned to enjoy the flat screen TV and roaring wood-burning stove. The vintage sideboard is filled with a selection of games for guests to enjoy. Dining Room A perfect space for those special dinner parties. The large table offers space for up to 10 to enjoy those culinary delights. The owner has opted for vintage mismatched crockery to both offer sustainability and add a little eclectic magic! In the colder months enjoy the warmth from the wood-burning stove. Kitchen/Dining Room A traditional farmhouse kitchen with a beautiful brick chimney enclosing a large range cooker, whilst also offering a dishwasher, microwave, kettle, toaster and Nespresso coffee machine. At the centre of the room is a table seating six - perfect for tea and toast. Utility Room Beyond the kitchen is an extension which houses a washing machine, large fridge with small freezer and a small drinks fridge. Shower Room Located at the far end of the property, accessed through the utility room. A simply stunning newly fitted shower room awaits with walk in shower, wash basin, WC and heated towel rail. First Floor A steep spiral staircase with no handrail heads to the first floor landing. Please note the landing is uneven with a slight step down. Bedroom 1 With beautiful views to three sides, a sumptuous bedroom with original wooden flooring awaits. This room offers a king size bed with bedside tables and lamps. There is ample storage provided. Bedroom 2 Offering a king bed with bedside tables and lamps. There is a vintage wardrobe for your belongings. Bedroom 3 Offering a double bed with bedside tables and lamps. There is a wardrobe for your belongings. Bedroom 4 Offering a double bed with bedside table and lamp. Please note the bed is against a wall. There is a chest of drawers for your belongings. Family Bathroom A deep roll top bath awaits, perfect for a long soak with a good book and glass of wine! This room also has a wash basin and WC. Games Room/Barn Across the courtyard from the farmhouse is a Grade II listed barn which is split into four spaces, several still retain the straw and animal feeders from their agricultural days. The main section in the barn features a Queen post roof and an array of games for the whole family to enjoy, including table tennis, darts, a pool table, a football table and a chill out area with sofas. Please note the barn is not converted and therefore has no heating. Outside Mature gardens surround the house and barns, extending over 2.3 acres and comprising an orchard (with apples, pears, cherries, plums, blackberries and hazelnuts), a perfect space to kick a ball around complete with football nets, a fire pit area and our very own lake. Overlooking the lake is a ten person hot tub which is eco-friendly and wood fired. A lovely way to watch the sun set and to relax no matter what time of year, whilst also being the perfect place to see all of nature’s visitors which included muntjac deer, rabbits, hares, ducks, doves, woodpeckers and bats. Their is ample parking available onsite for guests to enjoy. Location The farm is also within a short distance of the Suffolk Heritage coastline which is great for walkers, cyclists and birdwatchers. Whether you choose Southwold, Walberwick or Dulwich will just depend on whether you want pebbles or golden sand. RSPB Minsmere Nature Reserve, Aldeburgh and Snape Matings with its amazing deli and internationally renowned concert hall are a little further afield but easily accessible. An ideal base to explore the joys of Suffolk.

The delightful Suffolk market town of Halesworth is full of character, with old buildings, a weekly market held on a Wednesday and a variety of shops, cafes and restaurants, which are predominantly independent. The Halesworth Town Trail offers a walk through the town whilst learning about its history, whilst within easy reach is the gentle, undulating surrounding countryside, which is ideal for walkers, cyclists and birdwatchers. The beautiful Suffolk Heritage Coastline features unspoilt heathlands and the RSPB Minsmere Nature Reserve, whilst the internationally renowned Snape Maltings Concert Hall, and the delightful coastal towns of Southwold and Aldeburgh are all within a short drive. With the cities of Ipswich and Norwich both within touring distance, Halesworth is an ideal location from which to discover Suffolk.
