The property
Church Farm has been transformed into wonderful luxury self-catering accommodation with sumptuous furnishings, fabrics and fittings. This is a great house at any time of the year with cosy drawing room and study for the winter months plus large garden room with wide door opening to the garden, ideal for the summer but also heated in cooler months. Bespoke designer units have been installed in the huge kitchen which is sure to be the hub of your holiday with ample space to congregate and huge farmhouse table and chairs for leisurely dining. If you're doing some entertaining with large numbers the butler's kitchen on the far side of the back hall is a great asset, with cloakroom adjacent and plenty of space for coats, beach gear and buggies to be dumped in the hall. Three bedrooms with super king size beds sit on the first floor, one with en suite bathroom and another with shower room, together with two family bathrooms which are conveniently located to all bedrooms, including the large triple room on the second floor (perfect for kids) which has far reaching views to the sea.
Dunwich is an idyllic location for a holiday; once a bustling seaport, it's now a peaceful village surrounded by forest and heathland next to RSPB Minsmere, with traditional country pub and long stretch of shingle beach with tea rooms renowned for fish and chips. This self-catering holiday home sits on the outskirts of the village on a 'retired' farm next to the church, surrounded by enclosed secluded gardens with an informal orchard and large courtyard.
Ground Floor
There are two halls at Church Farm; the front hall with games room and sitting rooms off to either side, kitchen/dining room ahead of you and carpeted stairs rising to the bedrooms; the back hall also leading to the kitchen/dining room to the left, butlers' kitchen to the right and cloakroom ahead of you. The garden room is off the kitchen/dining room with wide door to the garden. Original floorboards remain through most of the ground floor with pamment flooring in the kitchen and the garden room and smart ceramic tiles in the back hall and butlers kitchen.
Kitchen/Dining Room
A stunning room for any occasion with pamment flooring at the kitchen end and oak in the dining area which overlooks the garden and has a handsome farmhouse style table with eight chairs as well as a couple of comfy armchairs.
The bespoke designer Luxmoore kitchen sits at one end, next to the garden room doors, with integrated double oven, five ring induction hob and extractor, under counter fridge, dishwasher and a Nespresso coffee machine. Shelves and a dresser are stacked with crockery, glassware, cutlery and kitchenware so you can entertain comfortably at home.
Pantry
The original pantry is reached down a flight of stone stairs so you can store food and drinks at the perfect temperature.
Garden Room
Light streams into this wonderful south facing fully glazed room which is furnished with a large farmhouse style dining table with chairs, a perfect spot to enjoy leisurely lunches in the afternoon sun.
Back Hall
A gate and path from the courtyard where you'll park leads to the back hall so it's ideal for storing beach gear, buggies, footwear and coats.

Off the hall with WC and washbasin.
Butler’s Kitchen
This practical well-equipped room is perfect for if you are entertaining. If you're celebrating a family anniversary why not organise an outside caterer so you can enjoy yourselves without the stress of catering and they can access this kitchen and prepare everything without being disturbed. There's a butler’s sink, Stoves large electric oven (great for that Christmas turkey!), second dishwasher, another under counter fridge, washing machine, tumble dryer and table with extra chairs for you to use in the dining room if needed too.
Sitting Room
Supremely comfortable room with large corner sofa positioned to enjoy the open fire with original alcoves to either side with TV for your entertainment.

This double aspect room is perfect for family games nights with pool table and the shelves are stacked with books and games for you and/or the children to enjoy.

Carpeted stairs rise to the first floor which has beautiful old original bare wooden floors (other than bathrooms) with rugs, so pack your slippers!

A super king size bed takes pride of place in this stylish double aspect room, accompanied by bedside tables, a chest of drawers, built-in wardrobe and ornamental fireplace.

With a double shower cubicle and washbasin (please note there’s no WC, however the bedroom’s close to both the family shower room and bathroom).

A door on the landing opens onto carpeted stairs which rise directly the fourth bedroom at Church Farm.

Furnished with three single beds, this good sized room is the ideal room for older children to have some privacy and you can see the sea in the distance.
Outside
This detached farmhouse sits in an idyllic secluded spot on St James Street, adjacent to the parish Church, and close to the long stretch of shingle beach and the village pub. A gravel courtyard surrounded by disused farm buildings has ample space for four/five cars with gates and paths to the front and rear doors. The large enclosed garden wraps around the house, primarily laid to lawn giving plenty of space for children to play, with outdoor furniture for long leisurely lunches or BBQs and an informal orchard on the north side.

WESTLETON
Saxmundham 6 miles; Southwold 9 miles; Aldeburgh 15 miles.
Westleton is an idyllic village near the Suffolk coast, nestled between Southwold and Aldeburg and offers all the attributes you could hope for in a Suffolk village, with a village green complete with pond and ducks. The village is easily accessible from the local train station at Darsham approximately two miles away. The village has a store, a bookshop where you can also enjoy a tea or coffee whilst browsing, an old fashioned garage, as well as two pubs, The White Horse Inn and The Westleton Crown, one of Suffolk’s best traditional inns where the Duke and Duchess of Cambridge, William and Kate held their first wedding anniversary. Every August, Westleton hosts the infamous Barrel Rolling Fair where contestants have to roll barrels down the Village Green using a pole, and the men have to roll the barrel back up the hill too. Barrels are supplied and all are welcome to join in! The local Emmerdale Farm Shop and Butchery as well as a tea shop is approximately a mile away. The area is a haven for nature lovers with Westleton Heath National Nature Reserve, Dunwich Forest, Dunwich Beach with its famous fish and chip shop located on the beach, and the RSPB Minsmere, all close by. The town of Saxmundham, 6 miles away, is located on the River Fromus, in the heart of Suffolk’s Heritage Coast and is well serviced with independent shops, supermarkets and a train station, as well as art galleries, a weekly market and a farmers’ market.
