    “The property is in a lovely area for visiting many of the wonderful places around Suffolk.”

    First impression when arriving was how disappointing the front of the cottage looked. The steps were in need of a good sweep and the front window sill needed a good wash. Even though the kitchen was supposedly new the state of the appliances left a lot to be desired. The kettle leaked, the oven was really grubby especially the grill tray. The microwave was, in our opinion, a health hazard. It was so rusty inside, I have taken photographs for you to see if needed. It really does need ...

The microwave was, in our opinion, a health hazard. It was so rusty inside, I have taken photographs for you to see if needed. It really does need replacing. The property is advertised for five persons. How on earth five people could sit and have their meals on the really low bench and table in the kitchen I will never know. There were two of us and we really struggled, ended up eating our meals in the lounge at the coffee table. So inconvenient. We were very underwhelmed with the welcome pack of a small carton of milk. In conclusion does Sykes Cottages actually visit the properties before awarding them their star ratings?? This property did not warrant the rating it has been given. We use the rating system as a guide on booking the many holidays we have had with Sykes Cottages in the past.

The property

This pretty cottage offers a quiet and relaxing break away with beautiful walks on the doorstep, bird watching and the coast nearby. 2 Greensleeves is a characterful mid terrace cottage with exposed beams, a huge inglenook fire place for decoration and three bedrooms on the 1st floor, two of which over look charming Benhall Green. Through a stable door at the rear of the cottage is a sunny courtyard garden with table and chairs, perfect for alfresco dining or peacefully reading a good book. Ground floor The front door opens from the front garden up a small step into the carpeted living room with the stairs to the first floor and door to the kitchen ahead of you which leads to the bathroom and courtyard garden. The kitchen and bathroom floors are tiled with underfloor heating. Living Room A bright room overlooking Benhall Green, the living room is full of character with period features, two large comfortable sofas facing the wonderful inglenook fireplace with wood-burning stove and a flat-screen Smart TV with free Samsung Plus Channels (please note that the Terrestrial channels are limited for the area) Kitchen The stylish new kitchen with heated tiled floor is a bright room overlooking the courtyard garden. Units run along one side with an integrated electric single oven with grill with ceramic hob, under counter fridge with freezer compartment, and a freestanding microwave. Bathroom Off the kitchen is the newly fitted bathroom with bath and shower over, WC and basin. There is a large frosted window facing the courtyard, heated tiles and there is a useful large storage cupboard. First floor Open tread wooden stairs rise from the living room to the first-floor landing with doors to the double and twin bedrooms. Double Bedroom A sunny, south-facing bedroom with a double bed, small chest of drawers with bedside lamp and a door leading through to the single bedroom. Single Bedroom Through a door from the double bedroom is a single which may lend itself to being a nursery with the travel cot or a calm reading room with the large window and view of the village green. Twin Bedroom Along the landing is the L shaped twin bedroom with two 2ft 6in single beds, a useful built-in wardrobe and a window looking out to the rear courtyard. Outside This quintessentially English cottage has stone steps leading from the road up to the gate into the large garden and flagstone path leading to the front door. There is off-road parking on the green. At the rear of the property is an enclosed courtyard garden with a sunny, and a garden shed where bikes can be stored safely.

Saxmundham 3 miles; Aldeburgh 5 miles.

The quiet Suffolk village of Friston is ideally placed to explore the beautiful Suffolk heritage coastline, an area of Outstanding Natural Beauty, including several nature reserves. Friston is also great for the attractive popular coastal towns of Aldeburgh and Southwold, with an excellent choice of pubs, restaurants, independent shops, galleries and tea rooms. Two miles from Friston is the well-known Snape Maltings Concert Hall, offering world class concerts and musical events throughout the year, and home of the annual Aldeburgh Festival held in June. The Maltings also has interesting shops and galleries as well as an RSPB nature reserve with lovely riverside walks and river boat trips along the estuary. Family fun can be found at nearby Leiston Long Shop Museum with 200 years of local history, or with the animals at Easton Park Farm or Africa Alive, while history is on display at Framlingham and Orford castles or the Anglo-Saxon site of Sutton Hoo.
