The property
A stylish modern kitchen has been installed to ensure that guests have everything they need to cater at home, with a table, bench and chairs for dining. Sun streams into the beautiful big living room which has a gas fire to keep the chill off cooler evenings, and there's an additional TV/family room at the front of the house, plus a utility room and a new ground floor cloak/shower room. Stairs rise from the entrance hall to the first-floor landing where you'll find doors to the spacious master bedroom with view of the church and en-suite shower room; garden bedroom, also with en-suite shower room; a family bathroom and the third tastefully furnished twin bedroom at the front.
When you're tired of exploring the surrounding area of outstanding natural beauty, the pretty south facing garden with a wide terrace furnished with outdoor table and chairs, is the ideal place to wind down. A mature hedge at the front gives a good degree of privacy, with ample space on the drive for three cars.
Ground Floor
You're welcomed into an entrance hall with the living room, family room, kitchen, shower room and utility room opening off and stairs ahead of you; or have access through a porch directly into the kitchen. Double doors in the kitchen and two sets of sliding doors from the living room allow you to make the most of indoor/outdoor living.
Kitchen
A quality kitchen has been installed so you have everything you need to cater at home if you wish, with built-in appliances including a fridge, dishwasher, electric oven, hob and extractor. There's be a dining table with bench and chairs to seat eight guests (in case you have friends close by!) and double doors for easy access to the terrace. Through a door from the kitchen is the boot room which has another external door leading to the driveway. The boot room houses a large freestanding fridge freezer and also a designated doggy space for your pooch if he/she is a little wet after a country stroll.
Living Room
With two sets of sliding doors, this lovely light room is comfortably furnished with two generous sofas, two arm chairs and coffee tables so you can relax and enjoy your time together. There is also a gas fire for use in the cooler months.
Family Room
A super room for the kids or a little quiet reading, this rom is furnished with two sofas, a desk and TV. There are some games for guests to enjoy too.
Utility Room
With washing machine, a small basin and space to store beach gear etc.
Shower Room
Shower, wash basin, WC, heated towel rail and natural light.
First Floor
Carpeted stairs rise straight from the hall to the first-floor landing where doors give access to the three bedrooms and family bathroom.
Master Bedroom
A wonderful double aspect bedroom overlooking the garden and church. The room is furnished with a super king bed, bedside tables with lamps, an antique chest of drawers with matching dressing table and a wooden wardrobe..
En-Suite Shower Room
Lovely modern en-suite with double walk-in shower cubicle, wash basin, bidet, WC and heated towel rail.
Garden Bedroom
Light and airy double aspect room with windows to the front and back; a huge super king bed with gorgeous headboard takes centre stage with bedside tables and storage for your clothes.

With view over neighbouring properties to the countryside beyond; there are twin single beds with bedside units and chest of drawers for storage.

Outside
Mowbrays is in an enviable position in the village of Middleton, close to the village green, historic pub and traditional country pub, The Bell. A high hedge gives privacy at the front, with a drive giving ample parking for three cars. The enclosed rear garden makes the most of its southerly aspect with a wide terrace furnished for meals in the fresh air. A few steps lead through attractive flower borders to the raised lawn enclosed by hedging with a picket gate giving access to a footpath.

Middleton is a lovely village in Suffolk and offers visitors a local village pub and church, whilst also being close to the popular areas of both Saxmundham and Yoxford. These areas are well worth visiting and both are ideal for taking a trip to the Heritage Coast and the Minsmere Reserve (RSPB). Other nearby attractions include Southwold with its pier, Aldeburgh with its many restaurants, and Dunwich Beach renowned for its fish and chip restaurant situated on the beach. The wonderful beach resort of Great Yarmouth is also worth a trip and is just under an hour’s drive away; with fantastic sandy beaches and a bustling town centre waiting to be discovered, you are sure to find something to keep the whole family entertained. The village of Middleton is the perfect base to explore this wonderful area.
