    “Beautiful property, very comfortable and clean with lovely garden and surroundings.”

    Lots of pleasant walks radiating out and around, with interesting historical aspects such as the old dismantled railway footpath to Aldeburgh and Thorpeness. Wildlife is in abundance, with the garden having 14 Blackbirds in at one time - the most I have ever observed in one place at one time.

The property

Ash Tree Cottage sits well back from the main road and has ample off road parking for three cars. There's a large raised patio at the front of the cottage where you can enjoy meals al fresco and the massive garden with mature trees and shrubs wraps around the house so you can follow the sun and watch it set over the adjacent fields. Ground Floor Guests are welcomed into a light entrance hall with wooden floors, stairs rising to the first floor and doors to the kitchen/dining room, living room and family bathroom. Living Room This sunny double aspect room is beautifully furnished in a contemporary style with a large sofa and couple of armchairs positioned for guests to enjoy the wood-burning stove or watch the wall-mounted TV. At the other end is a desk and chair with extra chairs positioned opposite the French doors giving far-reaching views to the fields. Bathroom A super modern bathroom with L shaped bath with rain shower and shower door, a washbasin set in a vanity unit, WC, heated towel rail and window giving natural light. Kitchen/Dining Room A lovely light double aspect kitchen/dining room with modern kitchen units at one end with oak work surfaces and slate floor. Doors open to both the entrance and side halls. Equipment includes a large fridge, four-drawer freezer, electric oven at waist height, built-in microwave, gas hob with four rings and extractor above, washing machine and slimline dishwasher. There is also a beautiful woodburning stove within this room. The dining area has an elegant dining table with six chairs; it overlooks the large front garden and has a door to the hall. Side Hall Accessed from the drive at the side of Ash Tree Cottage with doors opening to the kitchen and WC. Cloakroom WC, washbasin and heated towel rail. First Floor Carpeted stairs rise to the first-floor landing with a half landing and Velux window above allowing the light to stream in. Both bedrooms and the shower room are accessed from the landing. Master Bedroom A beautiful big and bright bedroom with windows to the front and back, giving views of the surrounding countryside. The room’s furnished with a king-size bed with bedside shelves, a deep wardrobe, a huge sofa for lounging on and circular table for your morning coffee. Shower Room The ultimate in style with large shower cubicle at the centre, WC, washbasin with mirror above, heated towel rail and windows giving plenty of daylight. Second Bedroom This classy bedroom has twin zip and link beds, allowing you to choose between twin or super-king configuration. There are bedside tables, a chair, chest of drawers, a large wardrobe and a window in the eaves overlooking the fields at the back and the garden to the front. Outside Ash Tree Cottage sits back from the Aldeburgh Road, accessed by a driveway leading to a parking area to the side of Ash Tree Cottage. The secluded garden wraps around the cottage allowing you to move around with the sun. The large front garden is mainly laid to lawn with mature trees and shrubs, bordered by fencing and hedging; there’s a large semi-circular raised patio giving access to the front door. At the side and back are additional paved areas with a table and chairs for you to relax and enjoy the countryside. The rear patio and garden have been extensively renovated; there's a large sunny patio bordered by lavender with table, chairs, and parasol for outside dining. The front garden is primarily laid to lawn and a great place for ball games or a game of catch!

Thorpeness 2 miles; Aldeburgh 3 miles; Saxmundham 5 miles.

Aldringham is a lovely village in Suffolk offering visitors a traditional pub and church, whilst also being close to the popular towns of Thorpeness, Saxmundham and Aldeburgh. Two miles from Aldringham lies the RSPB North Warren facility, and close by is the Heritage Coast and the RSPB Minsmere Reserve. The wonderful beach resort of Great Yarmouth is also worth a trip and is just under an hour’s drive away. With fantastic sandy beaches and a bustling town centre waiting to be discovered, you are sure to find something to keep the whole family entertained. Aldringham is the perfect base to explore this wonderful area.
