    “We had a fantastic stay at Holly Lodge.”

    Everything was absolutely perfect. We had plenty of space to park our two cars. It’s a very peaceful street and just a couple of minutes walk into the centre of Aldeburgh. We’d love to come back again. We didn’t have children with us but it looked great for families with the stairgate, toys and big garden with a play house.

The property

Guests are welcomed into a lobby with door to a hall giving access to the first floor, the bedroom on the ground floor, the library and the spacious open-plan living/kitchen/dining room – a great place for people to socialise with ample seating for ten guests, and bi-fold doors opening to the patio and garden beyond. Accommodation on the split level first floor comprises the generous master bedroom with super king bed and en suite bathroom; a double with king size bed and en suite shower room; super king zip and link, giving the option of twin or double bed, with en suite shower room; and one further double room with zip and link beds, close to the family bathroom. Holly Lodge is approached through double timber gates, in a fence which gives it privacy from the road, opening onto a gravel drive with space for two to three cars and border planted with holly trees, from which the house derives its name. Holly Lodge has an exceptional garden with extensive terracing, great for dining in the open air, plus a big landscaped garden, largely laid to lawn with mature herbaceous borders, trees, shrubs and ornamental pond which is fenced for safety reasons. Little guests are sure to enjoy the playhouse! Ground Floor The front door leads to a lobby with door to hall where stairs rise to the first floor. Library A well proportioned high ceilinged room with a bay with sash windows facing southwest giving plenty of light. The oak floor and ornate fireplace with bookshelves on either side are features of this room which is furnished with a desk and sofa making it ideal for a spot of work or quiet time. Ground Floor Bedroom This good sized bedroom has a double bed. Ground Floor Bathroom Opening off the hallway so easily accessible from the ground floor bedroom, the room has a shower, washbasin and WC. Open-Plan Living/Dining/Kitchen A magnificent L-shaped open plan triple aspect room with oak floors, a fully glazed wall with bi-fold doors leading to the terrace and garden beyond. The stereo in the living area and radio in the kitchen both have Bluetooth, allowing you to listen to music from your iPhone or tablet. There is also an upright overstrung piano in the sitting room. Living/Dining Area With wood burner with shelves either side housing the TV, this is a great place for families in the cooler months, as well as in the summer with bi-fold doors from the dining area opening onto the terrace. The room has been cleverly designed and furnished to give guests the option of watching a second TV at the other side of the room with sofa and chest full of toys for little guests, or socializing together in front of the fire where there is ample seating on two sofas and a lovely wing back leather chair. The dining area has a super large table and ten chairs and, adjacent to the kitchen area, is ideal for entertaining. Kitchen Area A lovely bright and well-equipped kitchen overlooking the garden. The base and wall units house a one and a half Neff oven at waist height, four ring gas hob with extractor hob, a Samsung fridge freezer with water cooler, microwave & dishwasher. Cupboards are well equipped for guests wishing to cater at ‘home’ with stylish Raymond Blanc Anolon hard-anodized pans and Sophie Conran Portmeirion crockery. Lobby Accessed from the kitchen and housing the washing machine and tumble dryer, this fully glazed lobby with door to the side access is perfect for sandy feet or muddy boots! First Floor Carpeted stairs rise from the hall to the first floor split level landing with the master bedroom to the right and the additional three bedrooms up a couple more steps. Master Bedroom A landing with door to the en suite bathroom leads to this magnificent double aspect room with views over the landscaped garden and rooftops beyond to the estuary. The room has a super king-size bed, wood floor, feature fireplace, and is furnished with wardrobe, chest of drawers, and chaise longue with coffee table. En-Suite Bathroom The LED backlit mirror with Bluetooth and integrated stereo speakers, allowing you to pair your smartphone/laptop to the mirror is a real WOW factor in this luxurious bathroom adjacent to the master bedroom. The essentials include a stand-alone roll top bath, corner shower, washbasin, heated towel rail and WC. Family bathroom With door off the half landing, the room has a tongue and groove panel bath with shower attachment, washbasin and WC with natural light from the east-facing window. Bedroom 1 This light and spacious Superking zip link can be set up as a twin bedroom, and overlooks the garden with glimpses of the estuary beyond. En-Suite Shower Room This compact en-suite has a walk-in shower, washbasin and WC – heated towel rail and LED illuminated steam-free mirror. Bedroom Two A king size room with views down Lee Road and glimpses of the sea in the distance. The original cast iron fireplace with tiled slips and a metal surround and mantel is a feature in the room which is furnished with a king-size bed. En-Suite Shower Room Walk in shower cubicle, washbasin, WC, heated towel rail and LED illuminated steam-free mirror Bedroom Three With twin zip and link beds this room can be prepared as super king bed on request. The room is lovely and light with large south-facing windows overlooking the driveway. There is an ornate fireplace and a store cupboard housing the hot water tank and immersion heater. Outside Holly Lodge is approached through double timber gates with both pedestrian and vehicular access to the ample parking in front of the garage. The drive is fully fenced and has mature herbaceous borders, shrubs and holly trees from which the house name is derived! The rear garden is secured by gates at both sides. The beautiful extensive garden is fully enclosed and largely laid to lawn with mature herbaceous borders, trees, shrubs, a pergola and fenced ornamental pond. The French windows from the dining area open onto a large terrace of Indian Sandstone where guests can relax and enjoy entertaining in the open air with a table, chairs and BBQ provided whilst keeping an eye on little guests who are sure to enjoy the playhouse. Paths at either side of the house lead to the terrace and alongside the house are pear cordons.

The popular, vibrant seaside town of Aldeburgh is famous for its culture, traditional feel and one of the best fish and chip shops in the country! Aldeburgh and Snape Maltings are home to one of the world’s greatest music festivals and has been named as one of the top 50 places to live in Britain. Crag Path runs along the seafront dividing the beautiful pebbly beach from the unspoilt pastel-coloured seafront properties and the town. The beach is a popular place for groups and couples to enjoy the wonderful fish and chips throughout the summer months. The town is steeped in history and has become a wonderful town for shopping with a good mixture of independent and chain stores to enjoy. The town also offers a good selection of pubs and restaurants or why not buy some freshly caught fish from the huts on the seafront and cook up your own feast at home. For those wishing for a more action-packed holiday there is excellent walking, cycling, sailing and golf at Aldeburgh. Growing in popularity you will want to return to Aldeburgh again and again!
