Holiday cottage in the Suffolk countryside

About the property
This 16th century cottage is full of flair, from the carefully restored period features, to the choice of contemporary and antique furniture. It can be rented alone or with its partner, the neighbouring ‘Black Sheep Cottage’ The cottage is full of charming original features including period windows, lime plastered walls, exposed beams and wide oak floorboards.
On the ground floor there’s a large kitchen, utility area, dining room, living room and bathroom. Upstairs are three bedrooms (two double and one small twin) and two en-suite shower rooms.
Outside is off road parking for two cars, a fenced South and West facing garden with delightful patio areas, gravel garden and lawn and beyond this, shared with Black Sheep Cottage, a wild flower meadow with wildlife pond and storage for bikes. There is WiFi broadband throughout the property.
The accommodation
Ground floor:
A step leads into an entrance lobby and hence the hallway, which has a fabulous oak panelled wall. There are doorways to the kitchen and dining room and ahead are the stairs to the first floor.
Kitchen: Double aspect, this room has a large island unit with stools and a comfy white leather sofa and coffee table. Full of period character, it has a vast inglenook fireplace with grate, many original timber beams and a beautiful oak panelled wall. Appliances include an electric hob and oven, a microwave with grill, slimline dishwasher, and a fridge and freezer.
Dining room: Low ceilinged and intimate, with a host of beams. There’s an Art Deco dining table, antique chairs, reclaimed glass candle chandeliers, 16th century panelling & an ancestral portrait.
Living room: The dining room leads through to a light and airy living room with two big black leather sofas to relax in, TV/DVD player, hi-fi and a writing table. The room has views of the garden and patio doors to take you out into it.
Bathroom and utility room: Just off the dining room is a handy utility room – step through an ancient oak door over an oak beam to enter. Here there’s a washing machine and tumble dryer and coat and boot racks. A door leads into the bathroom where you’ll find a double-ended tub with shower attachment, a w.c. and hand basin.
First floor:
Stairs lead up to a large landing with a contemporary chandelier, antique wardrobe and chair and access to the three bedrooms.
Bedroom 1: A lovely room with many beams, a king size bed, Lloyd Loom bedside tables and chair, an antique chest of drawers and a large built-in wardrobe with a full length mirror. The floor has wonderful original oak boards that quirkily slope from one side of the room to the other, but don’t worry, the bed legs have been adapted to keep you sleeping on the level!
En-suite: There’s a large dark chocolate tiled shower enclosure with an electric shower, a w.c. and a hand basin and heated towel rail.
Bedroom 2: This room has beams, a panelled wall, king size bed, period bedside tables, and open hanging space.

Bedroom 3: A very small but cosy room, designed with children in mind. This room has two narrow single beds (75cm wide instead of standard 90cm wide), a chest of drawers, under-bed storage & limited hanging space on hooks and hangers.
Outside: There’s a large patio with hard wood tables and chairs, BBQ, lawned area, flower beds and a gravel garden with a pretty iron table and chairs. A picket fence and gate make it child safe. Beyond is a further garden that is shared with Black Sheep Cottage. Here there’s a flowering meadow, a wildlife pond, and lots of nooks and crannies to explore.
There are deck chairs and sun loungers so you can take a book and find a quiet corner in which to read. The property has off road parking for two vehicles on the gravel driveway to the front.
About the area
This self-catering holiday cottage is situated at the edge of the pretty village of Peasenhall. The village has a renowned delicatessen, Emmett’s, where hams and bacon are smoked in their own smokehouse. There’s also an excellent butchers, ‘Creasey’s, and a village shop/post office. The award-winning Sibton White Horse is just a 10 minute walk away, with many other great pubs and restaurants close by.
The Suffolk heritage coast is about 15 minutes away by car at Dunwich, with Southwold, Aldeburgh and many interesting villages, market towns, grand estates, castles, vineyards and RSPB reserves all within a 20 minute drive. Excellent walks and cycle routes start directly from the cottage.
What’s included?
The rental prices include bed linen, towels, heating and electricity plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.
The property has efficient electric radiator heating, a TV/DVD player, CD player with i-pod dock, microwave with grill, blender, slim-line dishwasher, fridge and freezer, electric hob and oven, washing machine, tumble dryer, and a BBQ. The house has a telephone for incoming calls only and also WiFi access (although please note that there is no telephone helpline support for this).
Restrictions and notes:
Sorry no smoking, pets or unaccompanied teenagers. The twin beds in Bedroom 3 are both 75cm wide.

3. How to pay. When you have filled out your booking form you can choose to pay online by credit or debit card or send a cheque. A 25% deposit is requested at the time of your booking. The balance and a £100 returnable good housekeeping deposit (subject to terms and conditions) are due six weeks before your holiday commences. Please note there is a 1.5% charge for credit card payments. There is no charge for debit card or cheque payments.
