About the property

1 Superking, 1 King and 2 Twin bedrooms, 4 en-suites.

This stunning and spacious four bedroom house in central Southwold is situated in the award-winning Tibby’s Triangle development on a site previously owned by Adnam’s, the town’s brewer.  The seaside town’s beach, pubs, shops and wonderful restaurants are all just a short walk away.  The standard of accommodation here is high - all the bedrooms have en-suites and the house is very tastefully furnished to create a stylish, clutter-free relaxing place to stay.

On the ground floor there’s a large open plan kitchen/dining/living room, a cloakroom and a private courtyard garden.  The first floor has two bedrooms (1 superking size, 1 twin) both with en-suites, and the second floor has two further bedrooms with en-suites (1 king, 1 twin with 2 additional full size single pull-out guest beds).

The accommodation

Ground floor:

The front door leads into a hallway with doors to the open plan living area, a cloakroom and the stairs to the first floor.

Open plan living/dining/kitchen: This large L-shaped light and airy room has three areas:

Living area:  There are two chocolate brown leather sofas (1 five-seater (with two sofa beds), 1 three-seater) and two bright red tub chairs.  It has a large 40 inch flat screen TV with Freeview channels, a Blu Ray DVD/CD player, wi-fi broadband and an ipod docking station. The end wall has lovely floor to ceiling windows which flood light into the room, and a glazed door leading out to the private decked patio. 

Dining area: This has a large glass table and seating for 10 people and a feature light well for extra light.

Kitchen area: The fitted kitchen has a breakfast bar and two high stools.  Appliances include a five-ring gas hob and electric oven, a built-in tall fridge-freezer, a Neff dishwasher, Neff washer-dryer, and a microwave. 

Cloakroom: There’s a hand basin and a w.c.

First floor:  Stairs from the ground floor hallway lead up to a large landing.

Bedroom 1: A large room with a superking size bed and an en-suite bathroom.  There’s a flat screen TV, and mirrored bedside tables, chest of drawers and built-in wardrobes. 

En-suite to Bedroom 1:  There’s a bath with a hand-held shower attachment, a w.c. and a hand basin. 

Bedroom 2: A twin bedroom with a large walk-in wardrobe, and a shared bedside table. 

En-suite to Bedroom 2: There’s a shower, a w.c. and a hand basin.

Second floor: stairs from the first floor landing lead up to a 2nd floor landing.

Bedroom 3: A large twin bedroom with bedside tables, a chest of drawers and a large wardrobe.  There are two further pull-out full size single guest beds that can be made up on request, enabling the room to sleep up to four people.

En-suite to Bedroom 3: This has a shower, a w.c. and a hand basin.

Bedroom 4: A bedroom with a king size bed, bedside tables and a large built-in wardrobe with hanging space and drawers. 

En-suite to Bedroom 4: There’s a shower, a w.c. and a hand basin.

Outside:  There’s a private decked courtyard garden with an extendable teak table and eight chairs (four additional Directors chairs are stored inside), reached directly from the open plan living room.  There’s off-road parking for two cars.  Further parking can be found on Southwold Common, where parking is free of charge.

About the area:

The sandy beach is adorned with a string of colourful beach huts that lead along to Southwold Pier at one end and towards Southwold Harbour at the other end. 

Southwold boasts several excellent pubs and restaurants as well as a range of independent shops and galleries.  There is a pretty walk through the harbour and over a footbridge to the picture-postcard village of Walberswick, home to two good pubs (The Anchor and The Bell) and a long sandy beach.  Fresh fish can be bought from the fish huts along the harbour.  Southwold is home to the Adnams Brewery and the town’s excellent pubs include one of our personal favourites, The Lord Nelson where you can try a range of Adnams bitters.

All prices include 100% cotton bed linen, towels, heating and electricity plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.

This modern terraced house is equipped with gas central heating.  Appliances include a large flat screen TV with Freeview channels, Blu Ray DVD/CD player, wi-fi broadband, ipod docking station, five-ring gas hob and electric oven, dishwasher, tall fridge-freezer, washer-dryer machine and a microwave.  There is solid oak flooring downstairs and on the stairs, and sisal flooring in the bedrooms.

A travel cot and high chair are available from the property owners on request at the time of booking.

Restrictions and notes: 

Sorry, no pets, smoking or unaccompanied teenagers. 

There is a possibility of some daytime noise on weekdays during August and September due to some building work nearby.  Rental prices on our booking calendar have been reduced to reflect this.

3. How to pay. When you have filled out your booking form you can choose to pay online by credit or debit card or send a cheque. A 25% deposit is requested at the time of your booking. The balance and a £100 returnable good housekeeping deposit (subject to terms and conditions) are due six weeks before your holiday commences. Please note there is a 1.5% charge for credit card payments. There is no charge for debit card or cheque payments.
