About the property
This cottage is situated a short walk from Aldeburgh bustling High Street and the beach and is pet friendly but see notes.
On the ground floor there’s a living room, a kitchen with a dining area and a bathroom. Upstairs you’ll find two bedrooms, a double and small bunk bed room, and outside there’s a shared patio courtyard.
The Accommodation
Ground floor:
The front door leads into a small Yorkstone hallway with doors to the living room and bathroom.
Living room: There’s a leather sofa and a rocking chair, seating cube, coffee table with books and games. For winter nights there’s a working fireplace with a flat screen TV above it. There’s a DVD and CD player and an Ipod docker.
Kitchen: There’s a low door into the kitchen (mind your head!) where you’ll find a Yorkstone fitted kitchen with a 4 ring gas hob and electric oven, a fridge and freezer, a slimline dishwasher, microwave and a stable door leading out to a shared patio.
Dining area: Beyond the kitchen is a small dining area with a pine table and built-in benches. There’s a flat screen Freeview TV with built-in DVD/CD and iPod player on the wall and a stable door leading out to the patio.
Bathroom: Decorated with pebbles on the walls and floor, this bathroom has a ¾ length bath with a large head shower over it and an additional hand-held shower attachment. There’s a bowl-style hand basin and a w.c.
First floor: straight stairs lead from the ground floor hall to the first floor landing.
Landing: There’s an airing cupboard with an efficient combination boiler for constant hot water and warm storage shelves.
Bedroom 1: With a double sleigh bed, bedside tables, pebble lamps, a fitted wardrobe and a chest of drawers. Above the fireplace (fireplace not in use) is a flat screen Freeview TV with built-in DVD/CD player.
Bedroom 2: A small bedroom with a ‘Feather and Blacks’ bunk bed, a chest of drawers and hooks on the wall to hang your clothes. Please note that access to the bunk beds is a tight squeeze as the space between the bed and the wall near the door is very narrow (approximately 27cm wide) and so will not be suitable for everyone.
Outside: there’s a patio with a table and chairs which can be reached from the kitchen and dining areas. The patio is shared with two neighbouring cottages. Off road parking is usually available at the nearby parish church for a small charge or on Alde Lane, the road which runs to the rear of the property.
About the area
This holiday cottage is located on Victoria Road, the main road into Aldeburgh and is just a short walk to the High Street and beach, where you’ll find an excellent range of restaurants, shops and pubs.
What's included?
All rental prices include bed linen and towels, heating and electricity plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.
The property is equipped with gas central heating, three TVs with Freeview and DVD/CD players, and the dining area TV also has an iPod player. There’s a gas hob and electric oven, fridge and freezer, slimline dishwasher, and microwave. A travel cot and a high chair are available on request. There are wooden shutters to all of the windows except bedroom 2 which has a ‘boat’ blind.
Restrictions and notes:
Sorry, no smoking or unaccompanied teenagers permitted at the property.
A well behaved dog is welcome downstairs. If you wish to bring a dog it must be mentioned at the time of booking on the online booking form, and is subject to our conditions of booking.
Please note that access to the bunk beds in bedroom 2 is a tight squeeze as the space between the bed and the wall near the door is narrow and so will not be suitable for everyone.

Tariff
£350 to £710 week depending on the time of year. Short breaks are also available – please check the online calendar for up to date information and to book online.

3. How to pay. When you have filled out your booking form you can choose to pay online by credit or debit card or send a cheque. A 25% deposit is requested at the time of your booking. The balance and a £100 returnable good housekeeping deposit (subject to terms and conditions) are due six weeks before your holiday commences. Please note there is a 1.5% charge for credit card payments. There is no charge for debit card or cheque payments.
