About the property
The Hay Loft is both elegant and stylish and is situated down a magical private lane, which was once the driveway to the Georgian Liston Hall, just one mile from the heart of the historic village of Long Melford – where you’ll find a range of excellent pubs and restaurants. The atmosphere in this well appointed property, which was comprehensively refurbished in 2009, is calm and relaxing and you’ll be enjoying views over the open fields and countryside, which were once the parkland surrounding the Hall.
On the ground floor there’s a living room with a stylish modern wood burning stove, and a well specified kitchen/dining room with far-reaching views . Upstairs are two bedrooms (a super king and a characterful twin, both with gorgeous en-suites) once part of the former Coach House of the Georgian mansion. Outside is a patio garden with views over a 3 acre meadow, ideal for an evening walk around with a glass of wine.
The accommodation:
Ground floor:
Kitchen/dining room: The front door leads into the kitchen/dining room with underfloor heating and there’s space to hang up your coats and leave your boots. There’s a wrought iron dining table with a painted wooden top and four chairs. The fitted kitchen is well appointed with an electric oven and induction hob, a fridge with freezer compartment, dishwasher, radio, combined washing machine with tumble dryer and a microwave that doubles up as an additional oven. The glass paneled front door leads out to the garden with views over a three acre meadow.
Living room: There’s a stunning circular wood burning stove, two two-seater sofas, coffee tables, a flat screen TV with freeview channels, DVD player, Ipod dock, CD player, and oak flooring and Keshan Rug.
First floor:
An open staircase leads up from the living room to the first floor landing with doors to the two bedrooms and en-suites.
Bedroom 1: This is a very large beautifully decorated room, with windows looking East and West. On one side there’s a superking size sleigh bed with bedside tables, and on the other side two armchairs, a coffee table, a flat screen TV with freeview channels, DVD player and Ipod dock DAB radio and clock and lovely views over open fields. There are fitted wardrobes with hanging space and shelves.
En-suite bathroom: This is a very spacious room with a Villeroy & Boch Whisper spa bath, hand basin, heated towel rail, w.c. and underfloor heating. There’s a large separate walk-in shower with two showers heads – one Hansgrohe Raindance overhead and another hand-held. We think you’ll enjoy spending time relaxing in this room!
Bedroom 2: This twin bedroom has two single beds (3ft 6) that are both six inches wider than standard single beds for extra comfort. There are three velux windows looking out across the fields, a wardrobe, chest of drawers, a dressing table, built-in bedside shelves and an Ipod dock/radio/clock.
En-suite shower room: There’s a large walk-in shower with mosaic tiles, a hand basin, a w.c., a heated towel rail and underfloor heating. A velux window looks out across the fields.
Outside: There’s a pretty patio garden with a table and chairs and shrubs, with views beyond over a three acre field which you are welcome to walk around. There are footpaths from the accommodation across fields to Foxearth and Liston Gardens. Historic Long Melford is only 1 mile away across a water meadow. There is off-road parking for two cars.
About the area
This Suffolk holiday cottage is located approximately one third of a mile from the hamlet of Liston and just a mile away from the picturesque Tudor village of Long Melford. Long Melford is rightly popular for its glorious historic buildings and magnificent wool church, antique shops, good restaurants, takeaways, art galleries and fashion boutiques.
For eating in, there's a Co-op supermarket, the highly renowned Ruse & Son butchers, a bakers, a Deli and traditional fish & chip shop. Several takeaways will deliver to the holiday cottage. You are spoilt for choice when eating out too, with The Black Lion, Scutchers, two Indian restaurants all close by, pubs and hotels and a Chinese just 3 miles away in Sudbury. The nearest train station is at Sudbury, just over 3 miles away.
Our five top tips for exploring and enjoying the area:
1. Enjoy a mile long walk across fields and lanes to Long Melford and have lunch in one of the excellent pubs and restaurants.
2. Spend a day at the historic moated Tudor Kentwell Hall. Through the summer there are re-creations of everyday life in Tudor times, where Kentwell is inhabited by up to 250 men, women and children who live, act, talk and dress as if still living in Tudor times.
3. Take a trip to the beautiful villages of Clare, and Cavendish and enjoy lunch in The George pub on The Green at Cavendish.
4. Visit the magnificent Elizabethan house Melford Hall, owned by the National Trust. The children's writer Beatrix Potter visited here on several occasions and painted some of her paintings here, a collection of which can still be seen here. The annual fireworks display in the grounds is a very popular event.
5. Enjoy a stroll around the historic medieval wool town of Lavenham and enjoy afternoon tea at The Swan Hotel.

All prices include 300 thread count 100% cotton bed linen, towels, heating and electricity, plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.
This semi-detached property is equipped with oil-fired radiators and underfloor central heating in en-suites and kitchen and a woodburner (logs and kindling). Appliances include two flat screen TVs, two DVD players, WiFi broadband access and telephone, Ipod docks, CD player and radio, an electric induction hob and oven, BBQ, a dishwasher, fridge with freezer compartment, washing machine with integrated tumble dryer and a microwave. A lap top safe is also provided. The cottage has wooden flooring in the living room, tiled floors in the kitchen and bathrooms, and carpet in the bedrooms. A travel cot and a high chair are available from the property owners on request at the time of booking.
Restrictions and notes:
Sorry no smoking, pets, children between the age of 1 and 12 or unaccompanied teenagers permitted on this property. The first floor bedrooms have partially sloping but otherwise high ceilings. There's a right of access to a second holiday cottage along the edge of the meadow just beyond the garden.

The balance and a £100 returnable good housekeeping deposit (subject to terms and conditions) are due six weeks before your holiday commences. Please note there is a 1.5% charge for credit card payments. There is no charge for debit card or cheque payments.
