About the property

This wonderful ‘New England’ style house is tucked away down a private track in the heart of the seaside village of Thorpeness, near Aldeburgh.  Here you’ll find spacious well-appointed rooms and a mature garden – it’s a lovely place to bring families and old friends together. 

On the ground floor there’s a large open plan kitchen/dining room, a sun room, a large living room with a wood-burning stove, a second living room with a TV, a shower room, a cloakroom and a utility room.  Upstairs are four bedrooms (1 king, 3 twin), a family bathroom,  and an en-suite shower room.  Outside is a mature garden with a pretty patio area, and off-road parking for several cars.

The accommodation

The front door leads into a large hallway and the stairs.

Kitchen/Dining room: This large room has a wide pine table and eight chairs on a painted wooden floor.  The kitchen has a Britannia range cooker with a six ring electric hob and two ovens, so plenty of space to cook a Sunday roast if you aren’t eating at The Dolphin nearby.  Other appliances include a dishwasher, microwave oven, and a freestanding tall fridge-freezer.  (There’s a washing machine and tumble dryer in the utility room next door).

Sun room: The dining area leads into a lovely sun room, an ideal spot to relax on lazy sunny days.   It has modern wicker furniture in bright and cheerful colours, with glazed windows  and doors looking out to the garden.

Living room: This spacious room has a large wood-burning stove, two three-seater sofas and three armchairs, a large coffee table, and three large windows with views out to the pretty garden.

TV room: This second living room has a two-seater sofa and a wicker chair, a large TV with FreeSat channels and a DVD player.

Ground floor shower room:  There’s a shower and a hand basin.

Ground floor cloakroom:  This has a w.c. and a hand basin.

Utility room: There’s a sink, a microwave, a drinks fridge, a washing machine and tumble dryer and a door leading out to the back garden.

First floor: The stairs from the ground floor hallway lead up to a large first floor landing with painted panelled walls.

Bedroom 1:  This has a king size bed, bedside tables, and a large fitted wardrobe.

En-suite to bedroom 1:  With a corner shower, a w.c. and a hand basin.

Bedroom 2:  A twin bedroom with a fitted wardrobe, a chest of drawers, bedside tables and a bedroom chair.  The two single beds can be pushed together if preferred.

Bedroom 3:  A twin bedroom with a white painted wardrobe, an antique pine chest of drawers, a bedroom chair and bedside tables.  The beds can be pushed together if preferred.

Bedroom 4: A twin bedroom with bedside tables, a chest of drawers, a built-in wardrobe and a velux window.

Family bathroom:  There’s a bath with a shower over it, a w.c. and a hand basin.

Outside:  The house has a mature garden and a pretty patio next to the sun room with a large table and chairs for al fresco meals.   At the front of the house there is undercover off-road parking  for two cars  and room for a further two cars to park off road in front of them.

About the area

This self catering holiday cottage in Thorpeness is situated close to the beach, the villages stores and Dolphin Inn which serves good food and Adnams beers.  The cottage is around 2 miles along the beach from Aldeburgh.  Thorpeness is a charming holiday village largely designed by the Scottish playwright and barrister Glencairn Stuart Ogilvie a century ago, inspired by the writings of JM Barrie, author of Peter Pan.

The village has a large boating lake ‘Thorpeness Meare’ with several miles of shallow water can be explored in the summer time by rowing boat. A short walk from the cottage is the Thorpeness Country Club and here the tennis courts and games rooms are often available during half term holidays as well as the summer months.

Also close by is the Thorpeness’ heathland golf course. The area is ideal for cycling and walking, both along the coast and in the countryside. It's a pleasant stroll to the famous 'House in the Clouds' and Thorpeness windmill. There are a number of shops and eateries including The Dolphin Inn, the Meare Tearoom and The Beech House restaurant (opening times vary according to the time of year).

All rental prices include bed linen and towels, gas and electricity plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.

The property is equipped with gas central heating, TV with FreeSat channels, DVD player, Ipod docking station, gas hob and two ovens, fridge and freezer, microwave, dishwasher, washing machine and tumble dryer. A travel cot and a high chair are also available on request from the owners at the time of booking.

3. How to pay. When you have filled out your booking form you can choose to pay online by credit or debit card or send a cheque. A 25% deposit is requested at the time of your booking. The balance and a £100 returnable good housekeeping deposit (subject to terms and conditions) are due six weeks before your holiday commences. Please note there is a 1.5% charge for credit card payments. There is no charge for debit card or cheque payments.
