About the property

This well equipped and comfortable modern house is located just a few minutes walk from Southwold’s lovely sandy beach, famous pier and historic town centre.   It’s ideal for families and couples wishing to be near the sea and the excellent local pubs and restaurants.

On the ground floor there’s a good sized kitchen/dining room and a large living room.  Upstairs are three bedrooms (one king, two twin), an en-suite shower room and a family bathroom.  Outside that’s an enclosed garden and a front garden with outdoor furniture. A small dog is welcome at this property but see note below.

The accommodation

Ground floor:  

The front door leads into a porch and a hallway beyond with space for your coats and outdoor boots.

Living room: This spacious room has two sofas, an armchair and a window seat with cushions.  There’s an electric wood-effect stove for winter nights and a TV with a DVD player.

Kitchen/Dining room: There’s a dining table with two benches and two further chairs.  At the other end of the room is the kitchen which is well equipped with a ceramic hob and electric oven, a dishwasher, microwave, fridge with a freezer compartment, a washing machine and a tumble dryer.  Beyond is a porch with access to the back garden. 

First floor:

Stairs from the ground floor hallway lead up to a landing with access to the bedrooms and bathroom:

Bedroom 1: This has a wooden king size bed, two bedside tables, a chest of drawers and a fitted wardrobe.

En-suite to Bedroom 1: There’s a shower, hand basin, w.c. and a heated towel rail.

Bedroom 2: A twin bedroom with two single beds with a bedside table between them, a fitted wardrobe with hanging space and shelves, and a chest of drawers.

Bedroom 3: A small twin bedroom with two single beds, a bedside table with drawers and a wardrobe at the end of one of the beds.

Family bathroom:  This has a corner bath with a hand-held shower attachment, a hand basin, a w.c. and a heated towel rail.

Outside: The enclosed back garden has a patio and a small lawned area.  There’s a picnic table and a BBQ.  Through a gate to the front garden you’ll find further east-facing seating, ideal for enjoying sunny mornings.  On-road parking is usually available either immediately outside the house or in nearby side streets.    

About the area

This semi-detached house is located on Pier Avenue, around a five minute walk from Southwold’s popular High Street, the sandy beach and the Pier itself.  Southwold is an unspoilt seaside town with a range of popular pubs, restaurants, cafes, boutique shops and galleries.  The sandy beach is adorned with a string of colourful beach huts that lead along to Southwold Pier at one end and towards Southwold Harbour at the other end. 

There is a pretty walk through the harbour and over a footbridge to the picture-postcard village of Walberswick, home to two good pubs (The Anchor and The Bell) and a long sandy beach.  Fresh fish can be bought from the fish huts along the harbour.  Southwold is home to the Adnams Brewery and the town’s excellent pubs include one of our personal favourites, The Lord Nelson where you can try a range of Adnams bitters. 

What’s included?

All rental prices include bed linen and towels, heating and electricity plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.

The property is equipped with gas central heating, a TV and DVD player, a halogen hob and electric oven, an under-counter fridge with a freezer compartment, dishwasher,  microwave, washing machine and tumble dryer.  A travel cot and a high chair are available from the owners on request.

Restrictions and notes:

Sorry, no smoking or unaccompanied teenagers permitted at the property.  A well behaved dog is welcome downstairs.   If you wish to bring a dog it must be mentioned at the time of booking on the online booking form, subject to our conditions of booking 

Tariff

Prices from £470 to £895 week depending on the time of year. Short breaks are also available check the availability calendar for up to date information and to book online.

3. How to pay. When you have filled out your booking form you can choose to pay online by credit or debit card or send a cheque. A 25% deposit is requested at the time of your booking. The balance and a £100 returnable good housekeeping deposit (subject to terms and conditions) are due six weeks before your holiday commences. Please note there is a 1.5% charge for credit card payments. There is no charge for debit card or cheque payments.
