About the property
Black Sheep Cottage is a chic, quirky cottage dating from the mid-16th century which has been sensitively restored by its owner to offer sharp modern design alongside original architectural features. With beautiful original floor boards, period windows and lime plastered walls - the end result is a successful blending of old and new.
Chock-full with original features, this semi-detached cottage has a living room with an open fire, a separate little study and kitchen/diner on the ground floor, and two bedrooms and a bathroom on the first floor. Outside there’s a pretty private garden and patio with a table, chairs and a small BBQ. The driveway, front gardens and orchard with a wildlife pond and lounging furniture are shared with the neighbouring cottage. There is off road parking for two cars. Wi-Fi broadband is available throughout.
Ground Floor:
Porch/lobby: with coat hooks, full-length mirror and boot/shoe racks.
Living room: The front door leads into the sitting room with a black leather corner sofa and armchair, flat screen TV and DVD player. There’s an open fire for cosy winter breaks and features galore, including the original larder and log cupboard, panelled wooden wall and exposed brick work, and views of the unusual village hall.
Study/Library: with original shelves and wood panelled walls, CD player with i-pod dock, writing desk, photocopier, books.
Kitchen/dining room: The beamed and white-walled compact kitchen has a slim-line dishwasher, electric hob and double oven, microwave, blender, tall fridge-freezer, a washing machine and tumble dryer and a small table with four stools.
First floor:
The charming original winding narrow wooden staircase leads up to the first floor which opens up to a large light and airy landing with a lovely wooden panelled wall and white painted brickwork.
Bedroom 1: A double bedroom with bedside tables, original oak floorboards, beams and white walls. There’s a walk-in wardrobe with a full length mirror.
Bedroom 2: A double bedroom with bedside tables, original oak boards, canvas wardrobe hanging space, a full-length mirror and more original beams.
Bathroom: The pretty beamed bathroom has a 150cm bath with electric shower over, w.c. and hand basin. (There’s a low ceiling over the bath so if you are particularly tall you may need to bob down a little in the shower!)
Outside: The cottage has a pretty south and east facing private garden with a table and chairs and a small barbeque. There is also access to the shared wildflower orchard with wildlife pond and further sitting out areas and deck chairs.
About the area
The cottage is situated at the edge of the pretty village of Peasenhall. The village has a renowned delicatessen, Emmett’s, where hams and bacon are smoked in their own smokehouse. There’s also an excellent butchers, ‘Creasey’s, and a village shop/post office. The award-winning Sibton White Horse is just a 10 minute walk away, with many other great pubs and restaurants close by.
The Suffolk heritage coast is about 15 minutes away by car at Dunwich, with Southwold and Aldeburgh both within a 20 minute drive. Excellent walks and cycle routes start directly from the cottage.
What’s included?
The rental prices include bed linen, towels, heating and electricity plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.
The property has efficient electric radiator heating, a TV, DVD player, CD player with i-pod dock, microwave, blender, slim-line dishwasher, tall fridge-freezer, electric hob and double oven, washing machine, tumble dryer, and a small BBQ.
Restrictions: Sorry no smoking, pets or unaccompanied teenagers. The steep winding stairs make this property difficult for those with mobility problems and perhaps for small children as the stairs cannot be gated.
Tariff
£390 to £650 a week depending on the time of year. Weekend and mid-week breaks are often available too - check the online calendar for details.

3. How to pay. When you have filled out your booking form you can choose to pay online by credit or debit card or send a cheque. A 25% deposit is requested at the time of your booking. The balance and a £100 returnable good housekeeping deposit (subject to terms and conditions) are due six weeks before your holiday commences. Please note there is a 1.5% charge for credit card payments. There is no charge for debit card or cheque payments.
