About the property:
2 doubles, 1 twin bedroom, 1 en-suite and cloakrooms
This pretty, deceptively large, Suffolk holiday cottage is tucked away 20 yards from the beach in Thorpeness. Thorpeness is one of Suffolk’s coastal gems, with a popular pub, a very popular country club, a prestigious golf club, lakeside tea rooms, the “Meare” (a famous 60 acre boating lake themed around JM Barrie’s Peter Pan) and is just under 2 miles along the beach from Aldeburgh.
The whole cottage is decorated in elegant Farrow & Ball neutral colours. On the ground floor there’s a large open plan living/dining room with an open fire, a full kitchen and cloakroom/utility room. Upstairs there are three bedrooms (2 doubles and 1 twin bedroom).
The Accommodation:
Ground floor:
Living/dining room: The front door leads into a large light filled living/dining room with painted pine floors, a rug and lovely local canvas prints. The living area has a cosy open fire, a bespoke made 6-seater chesterfield sofa, coffee table and a designer wing-backed chair. There’s a TV with a basic Sky+ HD package and a DVD player. A large wooden dining table seats six comfortably and there are patio doors leading out to an Indian Sand Stone paved side garden that leads on to the main back garden.
Kitchen: The kitchen has lime green painted cupboards and a slim breakfast bar and a tiled floor. Appliances include an electric hob, a double oven, a built-in tall fridge-freezer, a dishwasher and a DAB RAdio / CD player / Ipod docking station stereo.
Lobby: Beyond the kitchen is a lobby with a door to the utility room and a stable door to the garden.
Cloakroom/utility room: There’s a w.c. a hand basin and a washing machine.
First floor: Carpeted stairs from the living room lead up to a first floor landing.
Bedroom 1 with free standing bath and basin: A substantial room with a double bed underneath a large window, bedside lights and a large wardrobe with shelves. The window opens up fully with a flying mullion to pretty village views. Slightly separated from the bed area there is a grand double ended, free standing claw foot bath for you to relax in, and a hand basin, where you can check out the sea and how the beach is looking.
Upstairs loo: Small window with separate w.c., without hand basin.
Bedroom 2: A cosy double bedroom with an en-suite and large sash window. There’s a compact walk-in wardrobe with light, hanging space and shelves and bedside shelving with bedside light.
En-suite to bedroom 2: With a large rose bud shower and hand shower, a small hand basin, a w.c., a heated towel rail and is tastefully tiled floor to ceiling with Travertine tiles.
Bedroom 3: This twin bedroom has two wooden single beds, a bedside table and a built-in wardrobe with shelves and hanging space. Please be aware, the guests in this bedroom will have to utilise one of the other bedrooms’ en-suite for bathroom facilities.
Annex: Just by the back door in the side garden, there is a convenient Annex with a tumble dryer, a drinks fridge and a microwave, along with cushions for the outside table and other garden and beach equipment.
Outside: The south facing back garden has a generous Indian Sand Stone patio with a table and chairs, perfect for outside eating or just enjoying the last of the sun. This leads up to a small lawned area, with a bespoke BBQ. Finishing with a picket fence and a back gate, which leads to additional parking or the country club. There’s a patio to the front too, which is a lovely early morning sun spot. On road parking is usually available outside the cottage. The beach is just moments away – turn right out of the front of the house, walk 20 yards along the sandy path and you are on the beach.
About the area
This self catering holiday cottage in Thorpeness is situated just moments from the beach Thorpeness is just under 2 miles along the beach from Aldeburgh and is a charming holiday village largely designed by the Scottish playwright and barrister Glencairn Stuart Ogilvie a century ago, inspired by the writings of JM Barrie, author of Peter Pan.
The village has a large 60 acre boating lake - ‘Thorpeness Meare’ - with several miles of shallow water can be explored in the summer time by rowing boat. A short walk from the cottage is the Thorpeness Country Club and here the tennis courts and games rooms are often available during half term holidays as well as the summer months.
Also close by is the Thorpeness’ heathland golf course. The area is ideal for cycling and walking, both along the coast and in the countryside. It's a pleasant stroll to the famous 'House in the Clouds' and Thorpeness windmill. There are a number of shops and eateries including The Dolphin Inn, the Meare Tearoom and The Beach House restaurant (opening times vary according to the time of year).

This terrace cottage is equipped with gas central heating throughout, TV with a basic Sky HD package, DVD/CD player, DAB radio, CD player and Ipod docking station, electric hob and two electric ovens, dishwasher, fridge and freezer, microwave , washing machine and tumble dryer . A travel cot and a high chair are available on request at the time of booking from the owner.
Restrictions and notes:
Sorry no smoking or unaccompanied teenagers permitted at this property. Please note that for bath and shower facilities, Bedroom 2 will need access to the facilities in either Bedrooms 1 or 2. One well behaved dog is welcome on request at the time of booking on the booking form.

3. How to pay. When you have filled out your booking form you can choose to pay online by credit or debit card or send a cheque. A 25% deposit is requested at the time of your booking. The balance and a £100 returnable good housekeeping deposit (subject to terms and conditions) are due six weeks before your holiday commences. Please note there is a 1.5% charge for credit card payments. There is no charge for debit card or cheque payments.
